the collection scope of Jinghuadong area is to the north of Qingnian Road, to the south of Hongxing Road, to the west of Sanhe Road and to the east of Gu Lou East Street (subject to the planned red line map);

the first phase of the expropriation scope of Puxiang Community covers the north of Wenquan Road, the south of Puxiangyuan Street, the west of Gaotie Road and the east of Yunhe Road (subject to the planned red line map).

compensation methods

the expropriation compensation of legal houses adopts two ways: monetary compensation and property right exchange, and the expropriated person chooses one voluntarily.

Determination of resettlement area.

if the expropriated house is a bungalow, the area to be resettled shall be determined according to 7% of the legal homestead area actually occupied by the courtyard of each household (excluding streets and lanes). If the expropriated house area is less than 7% of the homestead area, compensation shall be given according to 7% of the homestead area, and the insufficient part shall be paid by the expropriated person according to the standard of 3 yuan/square meter.

if the expropriated house is a villa-type building, the area of resettlement house shall be the sum of 7% of the homestead area and the legal construction area of the second floor and above.

the settlement standard that the resettlement house area selected by the expropriated person exceeds the resettlement area.

the part exceeding 5% of the resettlement area shall be settled at 26 yuan/m2;

the part exceeding 5%-15% of the resettlement area shall be settled at 3,6 yuan/m2;

the part exceeding 15%-3% of the resettlement area shall be settled at 4,5 yuan/m2.

if the house in the lane is used for production, operation, office or storage, compensation shall be given according to the housing standard.

monetary compensation

the amount of compensation for the expropriated house shall be based on the resettlement area of the expropriated house (the resettlement area shall be determined according to the method specified in item 1, paragraph 1 of this article), and shall be implemented according to the compensation standard of 2,6 yuan/square meter. If the residential building area is less than 7% of the homestead area, the 3 yuan/square meter compensation standard shall be lowered for the insufficient part.

breeding, idle land and public toilets are only given monetary compensation and do not enjoy the property rights exchange policy.

the compensation standard for idle homestead is 2, yuan/mu, and only monetary compensation is given, and the property right exchange policy is not enjoyed.

If the expropriated person chooses the compensation method of property right exchange, he should choose the closest apartment type according to the area of their respective resettlement houses. If the original design building structure is more than three floors (including three floors), in principle, the property owner can only choose the reconstructed three-storey or above Menying building for resettlement; If the property owner chooses to place the Menying building on the second floor, the area of the three floors and above in the original design shall be placed according to the residential standard.

If the area of the resettlement house selected by the expropriated person is larger than the area to be resettled, it shall be settled according to the following standards:

The part exceeding 5% of the area to be resettled shall be settled according to 5,8 yuan/m2;

the part exceeding 5%-1% of the resettlement area shall be settled at 6,2 yuan/m2;

the part exceeding 1%-2% of the resettlement area shall be settled at 66 yuan/m2;

monetary compensation

if the expropriated person chooses monetary compensation, the area to be resettled (gate camp) determined according to the first paragraph of this article will be compensated according to the standard of 5,8 yuan/square meter.

only monetary compensation is given to industrial enterprises, and they do not enjoy the policy of property rights exchange.

if the land use right is obtained by allocation, the land will be recovered by the government free of charge, and the house will be compensated according to its replacement price; If the land use right is obtained by means of transfer, the government will recover the land use right with compensation (according to the original transfer price), and compensate the remaining years of the land use right, and the house will be compensated according to the replacement price.

industrial enterprises can enjoy a compensation package of 4, yuan/mu if they sign a compensation agreement within the agreement period stipulated in this plan.

Temporary resettlement subsidy

(1) In case of monetary compensation, a temporary resettlement subsidy of 3 months will be given according to the standard of 6 yuan/square meter per month of resettlement area;

in case of property right exchange, the temporary resettlement subsidy will be given for 24 months according to the standard of 6 yuan/square meter per month for the resettlement area. Since September 24, 218, if it is impossible to move back for more than 24 months, temporary resettlement subsidy will be given according to the standard of 9 yuan/square meter per month of resettlement area during the extension period.

compensation for loss of production or business suspension

if it belongs to street operation, it shall be compensated for the loss of production or business suspension at one time according to the standard of 2 yuan/m2.

moving subsidy

the moving subsidy shall be paid to the expropriated person in one lump sum according to the area of the expropriated house of 1 yuan/m2, and each household shall not be less than 8 yuan.

The signing period

is from September 4, 218 to September 24, 218, which is divided into three stages:

The first stage is from September 4, 218 to September 18, 218 (15 days);

September 19, 218 to September 22, 218 (4 days) is the second stage of signing the agreement;

Award for signing a contract
