Tourists will promote the rapid development of western Jinan and even Jinan.

It is not difficult to see from the planning that Jinan is planning some livable industries, such as Sanguan, IKEA, Metro, Jixi Wetland, Impression Jinan and Medical Center. Even if there is Qilu Gate, it can't be as crowded as in the East, because the impression of Jinan is a lesson from the past and it is difficult to attract investment.

But when it comes to livability, although the west is not the best, it is not much different, and the transportation in the west is more convenient. The whole elevated line runs through, and the elevated North Park extends westward. The chessboard road layout of the West Station brings good traffic convenience to the whole West Station area, and it is very convenient to go to the East New District and the central city. Relying on the advantages of the West Railway Station, it is very convenient to travel north and south. The bus stop is not far, about 30 minutes (actually, it's faster to walk from the viaduct and the lower exit), Jinan Station is not far, and quancheng square and Baotu Spring are not too far, which is much more convenient than the traffic in the East New District.

It's just that at present, the west is eating, drinking and having fun, and shopping and watching movies can only be harmonious. Although there is Metro, it felt hot for a while at the beginning of the opening, and then it was cold and cheerless. Although IKEA is good, we can't go shopping every day. Of course, there is also a western market in the west. My home is near, so I usually go there for shopping and consumption. West Railway Station still feels that there are too few people on the street at night, which is obviously different from the crowds in urban areas and night markets. If it is not prosperous, the West Railway Station at night is more like a county town. And I want to go to some better restaurants on weekdays, and there are very few in Xicheng. A little famous shops are mostly concentrated in the urban area and the east, which is also caused by poor consumption ability.

Looking at urban development, in fact, the policy orientation is particularly obvious. Huaiyin District can only be said to be a crane tail in Jinan, with poor economic strength and limited capacity of the district government. Different from other regions in regional planning and policies, resulting in a slight lag in development. Of course, the future medical centers and convention centers will bring certain changes to the west, and I believe it will get better and better. Huaiyin District should be better than tianqiao district in the future (giggle).

On the other hand, in the east, the location is obvious, the sub-centers of cities, CBD business districts, jungles and other high-rise buildings are densely covered, brand-name enterprises are stationed, and industrial parks are concentrated. So many people work in the east and live in the west, which has caused the congestion of the main roads in the east and west. Therefore, the road congestion in Jinan is closely related to the planning and positioning of the city in addition to the geographical restrictions of the city itself. Such planning has caused things to be too long and narrow, companies and industries to be too concentrated, and finally led to urban congestion. At present, the east is much more crowded than the west, because people who go to work have to go in and those who leave work have to go out, but there are few people living around.

At present, the eastern region will develop rapidly and its political orientation is obvious. Xindong Station (I think it's a little far), CBD and subway will accelerate the development of the east, which will be the economic center of Jinan in the future.

I currently live in the West Railway Station area. When I bought a house, I didn't even look east, so I went straight to the west.

The eastern part has been finalized and developed earlier, but it can be said that the eastern part is moving towards the economic center. Now there are many economic companies, which are densely populated and developing rapidly. I don't like this environment. Compared with the east, the west started late and is located in the cultural center. The famous three halls (library, art museum and art museum) Grand Theatre are all here. IKEA and Metro were built last year. Now, the largest convention and exhibition center under construction (twice as big as the East Convention and Exhibition Center), Qilu Gate Commercial Building, Science and Technology Museum and Central Park (twice as big as Quancheng Park) will be built.

The vicinity of Twelve Roads in the west refers to places where people basically work and live, with a low standard of living and a beautiful environment in the north of Qianfo Mountain in the south. North refers to Beiyuan to the north of the Yellow River, and the north is all saline-alkali land and rural areas. Therefore, if Jinan lives in the east and not in the west, it doesn't mean the east, west, north and south now.

How can Jinan develop to break through?

The biggest restrictive factors of Jinan's development are topography and population. The terrain is too narrow and the population is not enough to support the requirements of big cities.

However, industrial development still makes it difficult for Jinan to enter the ranks of megacities. What Jinan really needs to solve is the problem of zoning.

In view of the topography, location and radiation range of Jinan, Jinan should proceed from the overall situation of Shandong and plan from the following aspects.

I. Regionalization adjustment

Jinan should not continue to develop eastward. Entering Jinan in the east is bound to be a dead end, and the opportunity to become a megacity will be lost forever. First of all, we must strive to delimit Texas and merge the whole of Texas into Jinan. From then on, Jinan will turn the Yellow River into an inland river, enter the plain area and gain a broader development space. However, the eastern part is a mountainous area, and the hilly area of Shandong is blocked by Mount Tai, so the construction cost is too high and it does not have the conditions to build a big city. The merger of Jinan and Dezhou can directly radiate Zibo, Liaocheng, Binzhou and Dongying, connect xiong'an new area, Beijing and Tianjin in the north, and be included in the capital 1 hour economic circle. Secondly, these cities are all plains, which are suitable for overall urban planning and construction.

Second, the government's resident adjustment.

For the overall development and coordination of Jinan, the municipal government moved to the West Station area, which was divided into two parts, Dongcheng and Xicheng, with the Yellow River as the boundary. The municipal government is relatively balanced in terms of districts, because the areas that Jinan needs to focus on are the west, north, southwest and northwest. Only when these areas are developed can Jinan have stronger economic development potential and promote the coordinated development of surrounding areas. Secondly, the provincial government station will be adjusted to the east, closer to Laiwu, because the weakness of Shandong is in the southwest and middle of Shandong. The adjustment of the provincial government's residence is conducive to the development of southwestern Shandong and central Shandong, and it is also more conducive to the links between cities. High-speed rail and high-speed rail form a radial shape with the provincial government as the core.

Third, the troika.

From the perspective of radiation, Jinan should give up the idea of bringing Laiwu and Tai 'an into Jinan radiation circle, which is a development idea that is not worth the candle. Shandong eventually developed into three core circles, with Liaocheng, Binzhou, Dongying and Zibo, centered on Jinan (Dezhou), connecting the development cores of Beijing, Tianjin and Hebei. Taking Linyi as the center (Jining) as the center, it radiates the development core of Rizhao Laiwu, Tai 'an, Heze, Zaozhuang, Luzhong and Southwest Shandong, and connects with the development idea of going south. Finally, Qingdao (Yantai) is taken as the core to radiate the development core of Weifang and Weihai and connect the export economy of Japan and South Korea. Each core has the characteristics of land and sea, and the terrain and population are more cohesive.

The above plan takes into account the balance of topography, population and Shandong economy, and is the idea of Jinan's prominent position as the provincial capital and balanced development of Shandong. Xicheng has convenient transportation and light congestion pressure, which is suitable for human habitation. Over time, with the increase of occupancy rate and the gradual improvement of supporting facilities, people will feel that it is quite happy to have grand theater, library, science and technology museum, impression Jinan, oriental mythology, outlets, Huayi Brothers and Xijiao Wetland as partners.

To talk about potential, Jinan has great potential in the east, west, north and south. However, whether it can develop depends on which direction the government wants to develop and what is the use of the hype upstairs. Now the focus of this government is the new East Station of CBD. Others are not stupid. Everyone wants to buy a house in the east. Without the guidance and support of the government, resources are tilted. Even if the earth dies, it will lag far behind other places.

Jinan is divided into east and west, and my personal feeling is that the pattern is still too small; The development of any city, especially the first-tier cities, is relatively balanced. The interconnection of subways, buses, highways, viaducts, high-speed rail, airports and ring roads greatly weakens the regional imbalance of the same city. Coupled with advanced planning, Jinan's relatively conservative way of thinking is beyond the reach of other cities.

Stand still, if you don't advance, you will retreat. This is the problem that Jinan has fallen behind in the country in the last ten years. However, Jinan (embarrassing) has a population of one million, but its own people have endless regional guns. It is not difficult to see the backward development problems of Jinan (backward urban planning, backward investment attraction, backward talent guidance, etc.). ) also affected the local people. The east-west artery in the urban area passes through ten roads, and the elevated road planning is backward, and it is blocked every morning and evening during peak hours; Someone should be responsible. Last year, the only Second Ring Road was just opened. It's a little ironic.

Anyway, at present, the west side is all newly-built buildings in the early stage, and they will move in one after another in the next five years. Considering that the west side is dominated by self-occupation and supplemented by investors, the occupancy rate should be in the range of 45%-60% within five years; These people are the main force in the western market in the future (don't say that the prices in the western market are cheap, but decoration, living costs, travel costs and consumables are indeed very big expenses for every family). Speaking of the east, the east of Jinan should be the next decade, and the government will screen high-tech talents, especially CBD, Hanyu Jingu and its surrounding five kilometers. What I want to say is that Jinan will be the gathering place of high-end service industry in the future. Except for local residents and aborigines who buy houses, they have no skills and it is difficult to live there in the future. It is farther than going around Zhangqiu; I think Jinan West is a better choice besides the urban area.
