Editor's Note: Working in Beijing and buying a house in Zhuozhou and Yanjiao have become the lifestyle chosen by more and more Beijingers. Whether forced by high housing prices or self-choice, it is undeniable that the construction and development of these areas around Beijing have always been closely related to Beijingers.

At the beginning of the new year, this newspaper has successively launched "Interviews with Mayors of Counties Around Beijing" to give you an authoritative interpretation and forecast on the surrounding housing prices, transportation and environment that Beijing residents are concerned about.

On June 5438+1October 65438+February 2007, Zhuozhou Mayor Zhou Wang accepted an exclusive interview with this newspaper.

House prices will go up again this year.

Reporter (hereinafter referred to as reporter): What is the current real estate development situation in Zhuozhou? How many Beijingers have bought real estate in Zhuozhou? In 2007, how many more commercial houses does Zhuozhou plan to build, and what changes are expected in prices?

(hereinafter referred to as Wang): Zhuozhou is very close to Beijing. It's raining in Zhuozhou today, and the price of vegetables in Beijing will go up by five points tomorrow. This is no joke. At present, more than 3,000 Beijingers have moved to Zhuozhou, and the sales rate of commercial housing has reached 92.2%.

In 2006, Zhuozhou successively started to build 15 real estate projects such as Liu Lihu Villa and United Community, with a total construction area of 700,000 square meters. In 2007, Zhuozhou will intensify the development of commercial housing, and it is estimated that 440,000 square meters of commercial housing will be built. House prices may rise to a certain extent, exceeding 2500 yuan/square meter. But compared with Beijingers, it is still completely affordable.

Stop land grant, villas are scarce.

Reporter: What is the average house price in Zhuozhou at present? Is it because of the fluctuation of Beijing people buying houses? Can local people afford it?

Wang: At present, the average price of Zhuozhou real estate market is between 2,000 yuan and 2,300 yuan, which is obviously lower than the price of 6,000 yuan to 8,000 yuan in Beijing market.

From a certain point of view, Beijingers have made housing prices in Zhuozhou rise. From 2004 to 2006, the house price in Zhuozhou increased by 25% year-on-year.

In order to make Zhuozhou citizens affordable, while increasing the development of commercial housing, we are also preparing to develop a large number of affordable housing to meet the housing needs of Zhuozhou citizens at prices acceptable to ordinary citizens.

Reporter: The state restricts the approval of large-sized apartments, and Zhuozhou focuses on villas in the Beijingers market. What will happen after restricting land use?

Wang: After the promulgation of the "Six Articles", Zhuozhou no longer approves new residential land, nor does it approve the development of large-sized houses and villas. However, a number of projects that have been approved and started will open around the Spring Festival.

Zhuozhou section of the "New Seventh Ring Road" will be opened to traffic next year.

Reporter: Zhuozhou is the only place to go south from Beijing, and traffic is also a matter of great concern to Beijingers. It is reported that the Zhuomi Expressway under construction is the "New Seventh Ring Road". How is the project going at present? In addition, what is the current progress of the Zhuozhou section of the Beijing-Shijiazhuang high-speed railway connecting Beijing and Shijiazhuang?

Wang: The Beijing-Shijiazhuang high-speed railway is scheduled to start this year. Zhuozhou section is expected to start construction in the summer of 2007, and the preparatory work has been completed.

The Zhuozhou-Miyun Expressway under construction passes through the south of Zhuozhou City. The route starts from Zhuozhou, passes through Gu 'an to Langfang, and then goes to Miyun. At present, we have all completed the land requisition and demolition work in the area where the road passes, and the foundation and subgrade have been completed. This section is expected to be officially opened to traffic in May 2008.

Bai Jing Expressway takes half an hour to Baigou.

Reporter: What other traffic construction plans are there in Zhuozhou?

Wang: Zhuozhou also plans to start construction of seven roads this year, two of which are closely related to the travel of Beijingers.

The first one is Ma Yong Road, which is the highway from Zhuozhou Film and Television City of CCTV to Daxing District of Beijing. After the completion of this road, it will be more convenient and quick to travel from Daxing District of Beijing to Zhuozhou. & gt& gt& gt

The second line is the Beijing-Belarus connecting line. It used to take two hours to get from Beijing to Baigou, get off Gaobeidian Expressway and then go to Baigou.

In 2007, Hebei Province plans to build an expressway from Beijing to Baigou, starting from the Film and Television City in the north and reaching Baigou Town in the south, with a total length of 2 1km in Zhuozhou.

By then, it is estimated that it will only take half an hour's drive from Beijing to Baigou.

In June 5438 +2006 10, Wu, a famous architect and academician of the two academies, put forward the idea of building the "New Seventh Ring Road" in the "Beijing-Tianjin-Hebei Phase II Planning Report".

The report suggests expanding the planned Beijing Seventh Ring Road to the junction of Beijing and Hebei, connecting Zhuozhou, Gu 'an, Langfang, Xianghe, Dachang, Sanhe and Pinggu in turn from southwest to northeast.

In 2006, this idea has been partially realized, and the "Zhuomi Line" from Zhuozhou to Miyun has started construction, connecting Zhuozhou, Gu 'an and Langfang.

Regional joint defense harmless vegetables into Beijing

Reporter: As you said at the beginning, the rain in Zhuozhou will affect the price of vegetables in Beijing. Local agricultural and sideline products, food and drinks have gradually become Beijing's supply base. How will Zhuozhou ensure the safety and qualification of these foods and drinks?

Wang: Vegetables just picked in Zhuozhou can be bought in the vegetable market in Beijing in less than two hours.

In order to ensure the safety of vegetables and agricultural products supplied to Beijing, Zhuozhou City has just signed a memorandum of agricultural cooperation with Beijing Agriculture Bureau some time ago, and established a joint prevention and control mechanism for regional major animal and plant epidemics. At the same time, experts from Beijing and the heads of large-scale farmers' markets were invited to Zhuozhou to supervise and guide our farmers to grow pollution-free vegetables and develop a management cooperation mechanism for the production, quality and safety of pollution-free agricultural products.

Four major reservoirs bring water into Beijing.

Reporter: Zhuozhou section of South-to-North Water Transfer Project is the last open channel before Beijing, which has always been concerned by Beijingers. How is the project going?

Wang: The South-to-North Water Transfer Project undertaken by Zhuozhou is mainly composed of two parts. At present, the emergency water supply project of Beijing-Shijiazhuang section of South-to-North Water Transfer Project is under intense construction.

According to the plan, the South-to-North Water Diversion Project is to divert water from danjiangkou city, Hubei Province to Beijing, but the amount of work is too large, so I'm afraid it is difficult to ensure that the water will be diverted to Beijing in the 2008 Olympic Games. In order to ensure the water supply during the Olympic Games, the South-to-North Water Diversion Project Headquarters decided to call four reservoirs in Hebei Province to enter Beijing first. This project is called emergency water supply project.

These four reservoirs are Gangnan Reservoir, Huangbizhuang Reservoir, Wangkuai Reservoir and Xidayang Reservoir in Hebei Province. At present, according to the arrangement of the headquarters, the emergency water supply project has started construction and everything goes smoothly.

I hope that the northern enterprises will settle down.

Reporter: As a neighbor of Beijing, what policy support and help does Zhuozhou hope Beijing will give?

Wang: We mainly hope to get help from Beijing in two aspects. First of all, we have many resources available for development and utilization in Zhuozhou. I hope that enterprises in Beijing can set their eyes on Zhuozhou and set up branches or production enterprises in Zhuozhou, and we will give such enterprises strong support and support from the policy.

Second, with the continuous development of Beijing's urban construction, Beijing's agricultural resources are shrinking, the production area of planting industry is steadily declining, and the aquaculture industry is gradually withdrawing from Beijing. Especially from this year, the farms in Beijing's Fifth Ring Road will move out one after another, and no large-scale farms will be built or expanded between the Fifth Ring Road and the Sixth Ring Road. We hope that Beijing can guide these aquaculture projects to Zhuozhou, and we will also formulate a series of policies to help and support these enterprises. & lt& lt& gt
