Who can get the deposit? There are basically three possibilities.

No. 1, the owner agrees that the lessee has successfully fulfilled its lease responsibilities. In other words, the rent has been paid and the building has been cleaned without damage. In this way, both the landlord and the tenant have to fill in and sign a bond claim form, and then send it to the deposit office for a refund.

Secondly, the tenant agrees that the landlord will deduct a part of the deposit as compensation for rent or repair costs. As above, congratulations to the tenants. Third, if the tenant and the landlord have different opinions on who should get the deposit or its proportion, the landlord must apply to the lease court within 14 days after the lease ends, or the tenant can apply to the court himself. After receiving the application, the court will arrange the date and time of the trial and notify the landlord and tenant to attend. After hearing the reasons of both parties, the court will make an appropriate judgment, and then send the deposit withdrawal slip and the court judgment to the deposit bureau.

Finally, there is another possibility: tenants will move out quietly. The average tenant will not leave a mailing address and may still owe rent. In this way, the landlord can apply to the rental court for a deposit as collateral. The court can award it to the owner without a court session. Under special circumstances, tenants may have the opportunity to try again in court.
