Following the publication of such reports for two consecutive years, RealData expanded its city scope to 35 cities this year, including 4 first-tier cities, 15 new first-tier cities and 16 second-tier cities. In addition, the report also uses scientific calculation methods to give the "residential competitiveness index", "residential burden index" and "immigration index" to comprehensively measure the quality, difficulty and population change of urban housing.
The report shows that the first-tier cities are not only obviously older, about 36.9 years old, but also the proportion of female property buyers is the highest among all kinds of cities, reaching 48.79%; In terms of the characteristics of home ownership, nearly half of the respondents do not accept long-term rent or purchase, and the two-bedroom small apartment is the main transaction apartment; In terms of cities, Shenzhen, as a typical representative of "a modern city under great pressure", has the highest "housing competitiveness, housing burden and housing price-income ratio", and 70% of the houses sold are foreign tourists, while Changsha is a typical housing-friendly city with the lowest housing burden and relatively high housing competitiveness index.

Through public data collection and online survey, RealData conducted an all-round analysis of buyers in 35 cities, and expounded their different characteristics from the aspects of age, gender distribution, source of funds, room structure, space preference, property change, and willingness to rent and buy.
Limited by the high threshold of "getting on the bus", customers in first-tier cities are under great pressure to buy houses, which is reflected in the age structure. The age of buying houses in first-tier cities is obviously high, and the age of buying new houses and second-hand houses is 36.6 and 37.2 years respectively. New first-tier cities and second-tier cities have not yet entered the stock market, and the age of new home ownership is lower than that of second-hand houses.
Under the influence of multiple factors, such as the increase in the proportion of highly educated women, the influence of the one-child policy and the change of traditional marriage concept, "her economy" has risen. According to the report data, the proportion of female buyers in first-tier cities reached 48.79%, and the proportion of new first-tier and second-tier cities also increased to varying degrees.
For most people, buying a house with a loan is a necessary process. In the survey of RealData, only 3 1.8% of housing consumers have no loans. Among the loan respondents, only 13.6% paid off the loan, of which 65.7% repaid in advance. The lower the urban energy level, the higher the proportion of prepayment.
The report found that in 35 cities, two-bedroom apartment became the main transaction apartment. In the first-tier cities represented by Beijing and Shanghai, two-bedroom transactions account for a relatively high proportion. The proportion of three-bedroom units is close behind, and the proportion of three-bedroom units in cities such as Foshan, Nanchang and Changsha is relatively high. In addition to being affected by the supply side, the pressure on buying houses in these cities is relatively small.
In terms of space living preference, people are gradually moving from "home ownership" to "home ownership". 30.4% consumers want a quiet bedroom, a warm and designed kitchen, a balcony where they can plant and rest, and a large living room where they can get together with friends, which is also popular to some extent.
Buying a house or renting a house has always been a problem that puzzles contemporary young people. In this survey of RealData, 49.8% of the respondents can't accept renting a house for a long time without buying a house, and think that having a house will make them feel safe. The proportion of first-tier cities that cannot accept long-term renting without buying a house is the lowest, and the proportion that women cannot accept is higher than that of men.
In addition, the name of the building also contains people's beautiful imagination of living life. Beijing's international norms coexist with retro tunes, and the modifier "international" is widely used. "Hutong" embodies the typical retro characteristics of old Beijing; The words "new village" and "neighborhood" appear most frequently in Shanghai.
