List of steps for overseas people to buy a house in Hungary

Many people who go abroad will choose to immigrate to Hungary. The first thing that needs to be solved is the accommodation problem, and buying real estate locally is the choice of many people. Let me briefly introduce the steps for overseas people to buy a house in Hungary, hoping to help you.

1, preliminary preparation materials

My valid passport is notarized, and Hungary has no criminal record notarized.

2. Find a suitable house.

The first step in buying a house in Hungary is, of course, to find a suitable and satisfactory house. Take Budapest as an example. The house prices, surrounding environment and room types in each district are different. Only by finding the most suitable housing can we proceed smoothly.

3. The lawyer drafts the purchase contract.

A formal house purchase contract drafted by a lawyer must be signed by the lawyer and stamped with the official seal of the law firm, because the Land and Resources Bureau that handles the house transfer only accepts the house sales contract stamped by the law firm. The housing contract can be drafted in Chinese or English, but it needs to be formally translated into Hungarian after being signed by both parties.

4. Sign the house purchase contract and pay the down payment.

When signing a house purchase contract, you need a lawyer's witness and signature before you can pay the house price. Under normal circumstances, the down payment ratio is 10% of the total house price, and the final payment is 90%, which can be paid to the seller after receiving the purchase permission from the Hungarian government. Buyers and sellers can reach a specific agreement on payment.

5. Apply for a house purchase permit

Non-EU property buyers need to apply to the Hungarian government for a permit for foreigners to buy a house, and lawyers will apply and handle it after signing the purchase contract.

6. Pay the balance and transfer the ownership.

After obtaining the permission of the government, you can pay the unpaid house price to the seller according to the purchase contract, and apply to the housing authority under your jurisdiction for registration to register the purchased property as the owner. After paying the full amount, you can get the house and key within the time agreed with the seller.

7. Late formalities

Handle the transfer formalities of water, electricity, gas and property related to the house. Generally, if you don't use the apartment in the center of Budapest every year, you only need to pay a certain property fee every month. There is no property fee for the villa, but the villa needs to be taken care of frequently, weeding in front of its own door and cleaning up the snow.
