The report objectively describes and analyzes the residential ecology of urban people from the perspectives of home ownership characteristics, residential competitiveness, residential affordability, and immigration cities.
After releasing this type of report for two consecutive years, this year the Shell Research Institute expanded the city scope to 35 cities, including 4 first-tier cities, 15 new first-tier cities and 16 second-tier cities. In addition, the report also uses scientific calculation methods to provide a "residential competitiveness index", a "residential affordability index" and an "immigration index" to comprehensively measure the quality, ease and population changes of urban living.
The report shows that not only the age of home buyers in first-tier cities is significantly higher, about 36.9 years old, but also the proportion of female homebuyers in first-tier cities is the highest among all types of cities, reaching 48.79%; in terms of home purchase characteristics, recent Half of the respondents do not accept long-term renting or buying, and two-bedroom small apartments are the main transaction types. Looking at cities, Shenzhen, as a typical representative of "stressful modern cities", has "residential competitiveness, housing affordability, and housing price-to-income ratio". The Shell Research Institute conducted public data collection and online research on the 35 cities. A comprehensive analysis was conducted on the home-buying crowd, elaborating on their different characteristics in terms of age, gender distribution, source of funds, bedroom structure, space preference, real estate changes, willingness to rent and purchase, etc.
Limited by the high threshold for "getting on the bus", the pressure on buyers in first-tier cities is greater. This is reflected in the age structure. The age of buyers in first-tier cities is obviously higher, and the age of buyers of new and second-hand houses is higher. They are 36.6 years old and 37.2 years old respectively; while new first-tier cities and second-tier cities have not yet entered the stock market, so the age of new house buyers is lower than that of second-hand houses.
Under the influence of multiple factors such as the increase in the proportion of highly educated women, the impact of the one-child policy, and changes in traditional marriage concepts, the "her economy" has risen. Report data shows that the proportion of female home buyers in first-tier cities has reached 48.79%, and this proportion has also increased to varying degrees in new first-tier and second-tier cities.
For most people, getting a loan to buy a house is a necessary process. In the Shell Research Institute's survey, only 31.8% of housing consumers did not have loans. Among the loan respondents, only 13.6% have repaid their loans, of which 65.7% have repaid in advance. The lower the city's energy level, the higher the proportion of prepayment.
The report found that in 35 cities, two-bedroom apartments have become the main transaction type. First-tier cities represented by Beijing and Shanghai have a relatively high proportion of two-bedroom transactions. The percentage of three-bedroom units transacted follows closely behind, with cities such as Foshan, Nanchang and Changsha having a higher proportion of three-bedroom units. In addition to being affected by the supply side, the pressure to buy houses in these cities is relatively low.
