Why do people in Hong Kong and Guangdong choose Richmond?

The first batch of immigrants from Guangdong and Hong Kong chose Vancouver first. However, with the wave of Hong Kong immigrants from 1984 to 1997, the housing prices in Vancouver are already very high, and not everyone can afford to live in Vancouver. Richmond is close to Vancouver (across a river), but the house price is very cheap (cheaper than Bennaby at that time), so a large number of Hong Kong people settled in Richmond.
