The terms agreed by both parties to take effect are not in compliance with the law. According to the relevant provisions of the General Principles of Civil Law, although the agreement meets the conditions for establishment, it did not come into effect because it was not registered. The ownership of the house has not been transferred.
However, although the agreement is valid, it is still binding on both parties, and the transferee may require the buyer to continue to perform its obligations and assist in the registration of property rights change. Otherwise, bear the responsibility for contracting fault.
