Problems of purchasing houses in suburban counties around Beijing

I am from Xianghe and currently live in Yanjiao. Let me talk about the advantages and disadvantages of the three places, and you can compare them yourself.

1. Yanjiao developed relatively early. House prices are on the high side, ranging from 6,000 to 10,000, with relatively few at 10,000. The community's infrastructure is basically complete, and the overall facilities in Yanjiao are okay. I don't know what your standards are, but leisure, entertainment and shopping are much better than the other two places. There are hot springs, swimming pools, hospitals, nurseries, large supermarkets and shopping malls. Transportation has an absolute advantage over the other two places. Yanjiao is relatively close to Beijing and has many bus lines. It takes about 1 hour to get to Beijing. If you are near the expressway, you can reach China World Trade Center in 40 minutes. The bus price is cheap, and the self-driving toll is 30 yuan for a round trip. In fact, housing prices in Yanjiao are higher than those in the other two places, and there is nothing else to say.

2. Let’s talk about our Xianghe people. Although we are from Xianghe, we must seek truth from facts. It developed later than Yanjiao. The housing prices near the county seat are around 4,000-6,500. There is also a development zone called Anping, and the housing prices are similar. The infrastructure of the community is generally on the low side, and many houses are still under construction. I don’t know what will happen in the future. The overall facilities are poor. If you want to eat, drink and have fun, just drive to Yanjiao, Beijing and Tianjin. The traffic is average, maybe semi-disabled. There are 938 express trains and 810 local trains in the county. The express train to Beijing International Trade Center during working hours takes about 1.5 hours. It stops in the county for a few stops and then goes directly to Beijing on the expressway. Those who tell you that it takes 40 minutes to reach the China World Trade Center during working hours are nonsense. Slow train 2h. Anping bus also takes about 2 hours. There are dozens of these two buses that stop at Tongzhou Station. That is to say, if you choose Anping, there is only one bus, and there are only two buses if you choose the county. Basically, the bus runs every ten minutes (during working hours). If you get on the bus at the last few stops and there is no seat at all, you may not be able to get on. . The bus price is twice as expensive as Yanjiao. Self-driving toll is 50 yuan round trip. Overall, Xianghe is much worse than Yanjiao. Our Xianghe is still developing, and things will get better in the future.

3. I don’t know much about Gu’an, so I’ll just briefly explain it. The house price is about 5,000-6,000, and the community facilities and overall facilities are not clear, but Gu'an is also under construction, and various facilities should not be perfect yet. It will be fine once the construction is completed. This is my own guess. In terms of transportation, Gu'an is the farthest from Beijing than the other two places. Bus No. 943 has 40 stops throughout the journey. Regardless of traffic jams, the journey takes 1.5 hours to Beijing South Railway Station. The fares are all about a few dollars. The traffic is worse than the other two places. I don’t know much about this place, so I’ve said everything I know.

4. Let’s talk about the many rumors. Many house sellers say that Yanjiao and Xianghe will be connected to subway and high-speed rail in the future. Those are also nonsense. First of all, these two places do not belong to Beijing. Even if they belong to Beijing, they will not be opened to traffic within 5 years. What I’m talking about below is not a rumor, it’s a certainty. The construction site of Beijing Second Airport has been determined to be in the south of Daxing, close to Gu'an. We in Xianghe are eager to see it. I won’t explain this. You should understand the economic effects of a large airport.
