What is the status of the housing information on the standardized platform?

Yesterday, the Municipal Housing and Urban-Rural Development Committee, in conjunction with the Municipal Industry and Commerce Bureau, the Municipal Internet Information Office, the Municipal Communications Administration and the Real Estate Agency Industry Association, held intensive interviews with Lianjia, I Love My Home, Maitian Online, Zhongyuan Real Estate, and 21st Century Real estate, NetEase, Sina, 58.com, Ganji.com, Anjuke, Baixing.com, Fangtianxia and other major housing information publishing websites require each platform to standardize the release of housing information, and have put forward specific requirements for Internet platforms to release housing information.

This time, Beijing took the lead in proposing requirements for the release of housing information on Internet platforms with the purpose of cleaning up false housing information and standardizing information release entities. Starting from the 1st of next month, all Internet platforms must publish standardized housing information in accordance with the requirements. If any non-compliant housing information is released at will, we will find out and investigate and deal with it.

In June this year, the Ministry of Housing and Urban-Rural Development and other seven ministries and commissions jointly issued the "Notice on Carrying out Special Actions in Certain Cities to Combat Illegal Behaviors that Infringe the Interests of the Masses and Control Chaos in the Real Estate Market", which was decided in July this year. From the beginning of the month to the end of December, special actions to combat chaos in the real estate market were launched in 30 cities including Beijing and Shanghai.

Four departments including the Municipal Housing and Urban-Rural Development Commission announced specific requirements for Internet platforms to publish housing information: First, the Internet platform must establish an access mechanism for housing information publishers. Housing information release services shall not be provided to real estate agencies that have not obtained a business license and registration, housing rental companies that have not obtained a business license, or natural persons who engage in real estate intermediary activities in their own name.

Secondly, Internet platforms should strengthen the review of housing information. Do not post false or outdated property information. New housing information that has not obtained a pre-sale certificate or existing home sales record shall not be published. Housing information that does not meet the conditions for listing shall not be published. For example, greenhouses, houses with small property rights, houses built illegally, etc.

Finally, Internet platforms should strengthen the information disclosure of housing information release agencies. For real estate agencies that publish housing information, whether they are engaged in housing leasing or second-hand housing transactions, they must publish the business license of the real estate agency and the brokerage employee information card in a prominent position on the web page as required. For housing leasing companies that publish housing information, their business license must include "housing leasing" in their business scope. The information card of the brokerage practitioner contains a QR code, and the public can log in to the management platform of the Municipal Housing and Urban-Rural Development Committee to query the information of the brokerage practitioner.
