Is there a regulation on the price increase of property fees?

1. Can the property fee be increased?

As a charge, the property fee can definitely rise and fall flexibly, but the increase is decided by the owner! In real life, many residential properties are directly posted notices: how much property fees have risen since a month. Most owners simply don't know why they have gone up, but they have already notified them. This is a means for property rights units to forcibly raise prices.

In fact, the owner is the one who really has the right to decide whether to increase the property fee. According to Article 76 of the Property Law, the charging standards for property services are graded, including the number of doormen, the number of patrols, clothing, safety, cleanliness and sanitation, green area, and even strict requirements for cleaning garbage several times a day. Only when the corresponding standards are met can the corresponding level of fees be charged. Therefore, if you want to change the property fee, you must get the consent of the owners who account for more than half of the total construction area and the owners who account for more than half of the total number, that is, after a "double majority" vote, you can raise it.

2. The legal process of raising property fees.

According to article 12 of the Property Management Regulations, the owners' meeting can be held in the form of collective discussion or written comments, but more than half of the owners must participate in the discussion.

As the increase of property fees requires the consent of "double and half" owners, it can generally be led by the industry committee, and through collective discussion at the owners' meeting, * * * will vote together. After obtaining the consent, you can put forward the fee and post it at the same time.
