The project is developed and constructed in two stages. Buildings in the base are old shipbuilding workshops and repair workshops, with aging equipment and low utilization rate of the wharf. Shipbuilding and ship repair have a negative impact on the water quality environment of the Pearl River. Li Jiao Village around the project is a typical "village in the city", with messy environment, imperfect municipal infrastructure and public living facilities, and narrow roads.
With the promotion of Guangzhou's strategy of "expanding to the south and transferring to the middle", the central axis of the new city runs from south to north, and Haizhu District will be built from an old industrial zone into a central city suitable for business and living in the future, with outstanding location advantages. CCCC South Headquarters Base Project is located in the riverside plot between Luoxi Bridge and Xinguang Bridge in Haizhu District, Guangzhou, specifically in the west of the end of the southern section of the central axis of Xincheng in Haizhu District, Guangzhou, south of Li Jiao Village, south of the Pearl River back channel, and east of Xinsha Island in the South China Sea. This project is a key project in Guangzhou and one of the top 500 modern industries in Guangdong Province. The planned land area of this project is 6.5438+0.67 million square meters, the construction land is 9.65438+0 million square meters, and the total construction area is about 550,000 square meters. The project is divided into three areas: A, B and C. The building complex includes three towers with heights of 150m, 187m and 200m respectively. The architectural design scheme takes the design concept of "the city sets sail and China sets sail" to create an active and open urban space and enterprising corporate culture spirit. This design has formed the architectural image of Qian Fan, created a new landmark at the southern end of the city, and created an elegant urban waterfront architectural landscape with a steady group architectural form, reasonable architectural layout and rising skyline.
In July 20 13, a number of landmark buildings of "Window of Guangzhou" will be built at the southern end of the new central axis in Guangzhou, and the architectural scheme has been approved by the Municipal Planning Commission. Among them, Area A of CCCC South Headquarters Base is CCCC South Headquarters Area, located in Luoxi, near the Pearl River, with a building area of 1.54 million square meters and a building height of 207.7 meters, including 3 floors underground and 43 floors above ground. The headquarters building is designed as a two-star green building, and many advanced technologies such as structural laminated columns, water source heat pump variable refrigerant flow multi-connected air conditioning and so on are adopted. After the project is completed, it will become a new landmark at the southern end of the city and a new image along the Pearl River. According to the public information of EIA, the yacht dock is about 800 meters east of Luoxi Bridge, and 136 yacht berths will be provided in the future. According to the existing traffic planning around the plot, the traffic facilities construction plan around the project in 20 17 includes continuing to build the island road, widening the Luoxi Bridge, and building the tram around the island. However, these transportation facilities cannot fundamentally improve the travel conditions of this project.
To this end, the project unit suggests that in the process of project construction, projects such as Industrial Avenue South, Dong Xiao South Extension Line, Luoxi Bridge East Branch, North-South Planning Main Road, Li Jiao Bus Terminal, etc. should be promoted. After completion, four import and export passages will be added on the basis of the relative status quo, and the traffic conditions of public transportation will be greatly improved. In terms of internal traffic, measures such as optimizing the entrance and exit of car shops, realizing the connection of underground garages, extending landscape pedestrian walkways, and optimizing the streamline of various motor vehicle traffic organizations are taken to realize the diversion of people and vehicles. In addition, the opening of underground space in Area A can reserve conditions for the connection with Li Jiao subway station. The above suggestions have been considered and supported by the Municipal Planning Commission. After the project of CCCC South Headquarters Base is completed, all three wholly-owned subsidiaries of CCCC in Guangzhou will settle in, and it is expected that the project will attract more than 20,000 people. During the operation period, the annual turnover of enterprises in the overall project park is expected to reach more than 50 billion yuan, which will drive the transformation of nearly 7 million square meters of urban villages in Li Jiao Village and form a headquarters economic cluster with great commercial vitality in the southern section of the central axis of Guangzhou New Town. After the project is completed, it will become a new landmark at the southern end of the city and a new image along the Pearl River. Zhou Jichang, Chairman of China Communications Group, introduced that Guangzhou Southern Headquarters is the first regional headquarters outside Beijing Headquarters of China Communications Group. Its construction will focus on the original resources, optimize the allocation of resources, amplify the development effect, and also aim at expanding ASEAN business.
