In May of 20 15, Mr. Yang bought a house in a residential area in Pingjiang County Development Zone, and has gone through the formalities of taking over the house. Later, Mr. Yang also signed a property service agreement with the property. But since then, Mr. Yang has never paid the property fee, and the property company has repeatedly called Mr. Yang to urge him to pay the property fee in time, but Mr. Yang has always refused to pay the property fee on the grounds that he does not live there. Finally, in September 2020, the property management company took Mr. Yang to court in a rage, demanding that Mr. Yang pay the property fees in recent years and compensate the property management company for the relevant liquidated damages. The property management company said that although Mr. Yang's house is unoccupied, the property management company is responsible for the safety of the house and the whole community, and is also responsible for the maintenance, greening and cleaning of public facilities in the community. Mr. Yang did not pay the property fee, which obviously violated the signed property service agreement.

Finally, the property management company won the lawsuit. Mr. Yang paid 20 15 to 20 19 unpaid property fees and compensated the property company for liquidated damages.

Therefore, even if we have vacant houses, we need to pay property fees to the property company. After all, the property is responsible for the safety, cleaning and greening of the whole community. Although there are no tenants, the property has the obligation to ensure the safety of the house for us after paying the property fee, so that we can rest assured that we will not move in in time.
