Before the delivery of the new house, the property contacted me and said that it was necessary to sign a power contract. Is this compliant?

A power supply contract is a contract in which the power supplier supplies power to the power user and the power user pays the electricity fee. It is a better choice for the owner to sign by himself. If the developer signs on behalf of the owner, it can be authorized by the owner; If the developer directly signs the contract, the owner can only accept it unconditionally when buying a house.

Article 648 of the Civil Code: Definition of power supply contract and compulsory signing of power supply contract is a contract in which the power supplier supplies power to the power user and the power user pays the electricity fee. A power supplier who supplies power to the public shall not refuse the reasonable request of the power user to conclude a contract.

Pay attention to the following issues during handover:

1. Check whether the house you live in is your own house. If it is inconsistent with the purchase contract, annex and supplementary agreement, you should ask the developer before moving in. If it is inconsistent, it should be replaced.

2. Judge whether there is an error in the area and whether the error ratio exceeds 3%.

3. Check the quality of the house by yourself. If structural problems are found, they should be raised with the developers and reflected to the relevant government departments; If non-structural problems are found, a written record signed by both parties shall be truthfully made when handing over to the developer, and the developer shall be required to undertake maintenance within a certain period of time.
