I housing situation and property rights

5. 7. Party A promises that the water, electricity, gas, broadband network, fixed telephone pipes, existing furniture, electrical appliances and facilities in the house can be used normally without potential safety hazards; When Party B finds hidden dangers or faults in existing pipeline facilities, Party A shall actively and timely cooperate to carry out maintenance.

8. Party A guarantees that the house is not located in China Mobile, China Unicom, China Telecom or cable TV; Water, electricity and gas companies and other public service providers are blacklisted.

9. Party A promises not to default on any fees, including water, electricity, gas, network fees and property management fees, before the lease contract comes into effect. In case of breach of contract, Party A shall bear all arrears and late fees.

During the lease period, Party A promises the expenses arising from the property right and long-term use right of the house (such as various property taxes levied by the government; Party A shall bear the expenses for the renovation of the hydropower heating network unified by the government or the community. ..

13. Party B promises that during the lease period, the house will only be used for living, and will not engage in illegal activities, nor will others be allowed to engage in illegal activities.

14. Party B promises to allow Party A to carry out regular safety maintenance on the house facilities, and when the house facilities need to be repaired or replaced, Party B shall actively cooperate in time.

15. During the lease period, Party B promises not to engage in activities that disturb neighbors' rest, such as gathering people to play cards and having all-night parties, so as to keep the neighborhood harmonious.

16. Party B promises that during the lease period, the expenses arising from the use of the house will be borne by Party B (such as property management fees, garbage disposal fees, utilities, Internet access fees, cable TV fees, etc.). ), and all the above fees will not be owed when this agreement is terminated.

17. Party B promises to actively maintain the sanitation of the house by itself and will not cause unnecessary pollution to the floor, walls, existing furniture and electrical appliances.

18. Party B promises that if the reasonable use of the premises and facilities causes damage to the premises and facilities, it shall pay compensation, and the amount of compensation may be deducted from the deposit in advance.

19. Party B promises not to change the building structure and make irreparable changes to the wall (such as repainting, installing closets, installing air conditioners and water heaters) with the consent of Party A. ..

20. Party B promises to be responsible for its own safety and theft prevention after moving in, and Party A will not bear any responsibility for the losses caused by Party B's negligence or fault.
