What are the responsibilities and functions of residential property management?

Full-time staff of community property management, under the leadership of community party organizations and community neighborhood committees, and under the guidance of sub-district offices (township people's governments) and district and county property management administrative departments, supervise and coordinate community property management, and perform the following duties: (1) Organize and publicize community property management policies and regulations, and enhance residents' awareness of abiding by the contract according to law; (2) Educate and guide community residents to participate in supporting community property management and pay property management service fees on time; (3) Assist the subdistrict office (Township People's Government) to organize the establishment of the first general election of owners' meeting and owners' committee. Guide and supervise the owners' congress and the owners' committee to carry out their work according to law; (4) Responsible for community property management inspections, reflecting the demands of community residents for property services; (5) Discourage and stop illegal activities such as illegal construction, illegal occupation and littering in the community in time, and report to the sub-district office (Township People's Government); (6) Responsible for convening the joint meeting of residential property management, and coordinating and solving contradictions and disputes in property management in a timely manner; (7) cooperate with relevant departments to evaluate the implementation of property services or old building management services by community property service enterprises; (8) Commercial residential areas without owners' committees are responsible for coordinating the use of special maintenance funds for residential buildings; (9) Complete other tasks assigned by superiors.
