Provisions on the use of community public income

Public * * * income is generally managed by property service companies, and the use of public * * * income is decided by them. The main purpose of public revenue is to supplement special maintenance funds, that is, to include revenue as maintenance funds into the maintenance fund account according to regulations.

The income generated by the construction unit, the realty service enterprise or other managers from the owner shall be owned by the owner after deducting the reasonable cost. That is to say, the income generated by using part of the owners of the community is the public income of the community. For example, elevator car advertising revenue, exterior wall and light box advertising revenue, public parking lot revenue, and other supporting facilities revenue in the community.

According to Article 54 of the Property Management Regulations, those who use the * * * parts and * * * facilities and equipment of the property to operate shall go through relevant procedures in accordance with the regulations after obtaining the consent of the relevant owners, owners' congress and property service enterprises. Owners' income should be mainly used to supplement special maintenance funds, and can also be used according to the decision of the owners' congress.
