What services and responsibilities does the property have for the owners?

Legal analysis: fully perform the property management contract, maintain and repair the houses, facilities and public parts entrusted by the owners, and undertake the security, fire fighting, greening maintenance, cleaning and cleaning of residential property and the necessary convenience services for the owners and users in their daily lives. Accept the supervision of the property management committee and residents. Property management companies in residential areas shall accept the supervision of property management committees and residents in accordance with laws, regulations and contracts. When the property management company fails to perform the property contract, the property management committee has the right to terminate the contract. Major management measures shall be submitted to the property management committee for deliberation and decision. When a property management company takes major measures on the contents of its management, it shall obtain the consent of the property management committee, such as major repairs and demolition of public facilities. Accept the guidance and supervision of housing and land management organs, other administrative organs and local street offices. The behavior of a property management company must comply with the provisions of administrative regulations.

Article 938 The contents of a realty service contract generally include service items, service quality, service fee standards and collection methods, use of maintenance funds, management and use of service places, service term, service handover and other terms. Article 939 The preliminary realty service contract concluded by the construction unit and the realty service provider according to law, and the realty service contract concluded by the owners' committee and the realty service provider selected by the owners' congress according to law are legally binding on the owners.

Article 940th Prior to the expiration of the service period stipulated in the preliminary realty service contract concluded by the construction unit and the realty service provider according to law, if the realty service contract concluded by the owners' committee or the owners and the new realty service provider comes into effect, the preliminary realty service contract shall be terminated.
