Property fees are divided into three grades. First-class property services must ensure that the greening rate of the community is above 35%, and the area of leisure activities and other places must be above 1500 square meters. Secondary property services need to ensure that the greening rate of the community is above 30%, the area of fixed activities needs to be above 200 square meters, and tertiary property services need to ensure that the greening rate of the community is above 25%.

Charge standard:

First, the first-class property fee is charged according to the standard of 1 yuan/_. Such charging standards mainly include the following services: 24-hour community duty, the main entrances and exits of the community are guarded by security guards for not less than 12 hours, and the public areas of the community are cleaned twice a day to ensure that the garbage bins in the community do not overflow, and the garbage facilities in the public areas are daily.

Grade III and III property fees are charged according to the standard of 0.5 yuan/_. The main services are: 24-hour duty in the community, no less than 8 hours at the main entrance and exit, cleaning the public areas of the community once a day to ensure that the garbage bins in the community do not overflow, and cleaning the garbage facilities in the public areas twice a week.

The charge for Grade IV and IV properties is 0.35 yuan/_, and the main services include 24-hour duty, daily cleaning of community public areas, daily garbage removal, ensuring that garbage bins do not overflow, and weekly cleaning of garbage facilities in public areas.

Article 944 of the Civil Code

Obligation of the owner to pay the property fee; the owner shall pay the property fee to the property service provider as agreed. If the property service provider has provided services in accordance with the agreement and relevant regulations, the owner shall not refuse to pay the property fee on the grounds that he has not accepted or does not need to accept the relevant property services.

If the owner fails to pay the property fee within the time limit in violation of the agreement, the property service provider may urge him to pay it within a reasonable period of time; If the payment is not made within a reasonable period, the property service provider may bring a lawsuit or apply for arbitration.

The property service provider shall not stop power supply, water supply, heat supply and gas supply to demand payment of property fees.
