Consequences of being sued for defaulting on property fees

2. If the owner who may be blacklisted refuses to pay the property fee for a long time and refuses to implement it after the court's judgment, then the court will incorporate this behavior of the owner into the credit information system.
The specific circumstances of refusing to pay the property fee are as follows:
1. delayed delivery. Generally speaking, the payment date of the property fee should be calculated from the date when the owner actually takes over the house. If the delay in delivery is caused by the developer, then the property fee during the period of not receiving the house should be borne by the developer, and the owner can refuse to pay;
2. Adding services without consent. The owner signed a property service contract with the property management company, which clearly stipulated the scope of property services and charging standards. Therefore, if a property management company intends to change the scope of property fees and services, it should publicize it in advance, and the new charging standards and property services can only be implemented after obtaining the consent of the owners or re-signing the agreement.
Legal basis: Article 284th of the Civil Code of People's Republic of China (PRC).
Owners can manage buildings and their ancillary facilities by themselves, or entrust property service enterprises or other managers to manage them.
The owner has the right to replace the realty service enterprise or other managers selected by the construction unit according to law.
Article 285
Entrusted by the owners, the realty service enterprise or other managers shall, in accordance with the provisions of the realty service contract in Part III of this Law, manage the buildings and their ancillary facilities within the building division, accept the supervision of the owners, and promptly answer the owners' inquiries about realty service.
Property service enterprises or other managers shall implement emergency measures and other management measures implemented by the government according to law, and actively cooperate with relevant work.
