1. According to the newly revised Detailed Rules for the Administration of Property Service Charges in Datong City (hereinafter referred to as the Detailed Rules), the charging items and standards are clearly defined, including property charging standards, parking service fees in residential quarters, elevator operation and maintenance fees, and tap water secondary pressurization fees.

2. According to the detailed implementation rules, the service fee of ordinary residential property is subject to the maximum price of seven government-guided prices. That is, Grade I: per square meter per month 1.5 yuan; Grade II: 65438+ 0.2 yuan per square meter per month; Grade III: per square meter per month 1 yuan; Level 4: 0.8 yuan per square meter per month; Level 5: 0.6 yuan per square meter per month; Level 6: 0.4 yuan per square meter per month; Grade 7: 0.3 yuan per square meter per month.

According to the detailed rules for implementation, the realty service enterprise shall implement unified management of vehicles in residential areas, designate the person in charge and collect parking service fees. Outdoor parking spaces are 50-80 yuan per vehicle per month, indoor parking spaces are 80- 120 yuan per vehicle per month, and temporary parking spaces are 3 yuan/time (temporary parking time is more than 1 hour and less than 12 hour). In addition, motorcycles, electric bicycles (mopeds) and bicycles in closed public garages (carports) managed by special personnel are charged at the monthly rates of 15- 18 yuan, 10- 13 yuan and 6-9 yuan respectively.

4. In terms of elevator charges, the specific charging standards are: the elevator operation and maintenance fee is charged at 0.5 yuan per square meter per month, the secondary pressurization fee of tap water is charged at 0.3 yuan/ton for multiple floors and 0.4 yuan/ton for high floors. After the establishment of the owners' committee or owners' assembly, the owners, the owners' committee and the realty service enterprise shall stipulate in the contract and report to the price department for the record. The realty service enterprise shall establish separate accounts for special purposes, and regularly publish revenue and expenditure accounts in accordance with the requirements of the owners' meeting.
