Expiration of property service

Legal analysis: Do you have to pay property fees when the property contract expires? If the property contract expires but is not dissolved by resolution, the owner shall pay the property fee. When the property service contract expires, the owners' meeting or the owners' committee has not clearly indicated whether to continue to sign the contract with the original property company, nor has it explicitly requested the original property company to withdraw, but if the property company continues to provide property services, it can be considered that a de facto property service contract relationship has been formed between the two parties.

Legal basis: Article 7 of the Regulations on Property Management: Owners shall perform the following obligations in property management activities:

(a) abide by the management regulations and the rules of procedure of the owners' congress;

(two) abide by the rules and regulations of the use of * * * parts and facilities, the maintenance of public order and environmental sanitation in the property management area;

(three) to implement the decisions of the owners' congress and the decisions of the owners' committee authorized by the owners' congress;

(four) in accordance with the relevant provisions of the state to pay special maintenance funds;

(five) to pay the property service fee on time;

(six) other obligations stipulated by laws and regulations.
