What should I do about the arbitration of owing property fees?

Legal analysis: the owner should pay the property fee according to the agreement in the property service contract. If the property fee is in arrears and refuses to be paid, the property service company may bring a lawsuit to the court for payment. After being sued, the owner should go to the property in time to settle the property fee and pay the liquidated damages (late fees) as agreed in the contract. Otherwise, after the property wins the case, you can apply to the court for enforcement. The lawsuit of unpaid property fees is a civil dispute, and the court can mediate. As long as the defendant agrees to pay the property fee owed immediately in court, the judge will do the plaintiff's job and let the plaintiff withdraw the lawsuit. If the defendant has difficulties in life, the judge will make a conciliation statement and pay the property fees owed by installments. If the defendant does not obey the mediation, then the judge can only fully support the plaintiff's claim.

Legal basis: Article 944 of General Principles of Civil Law of People's Republic of China (PRC), the owner shall pay the property fee to the property service provider as agreed. If the property service provider has provided services in accordance with the agreement and relevant regulations, the owner shall not refuse to pay the property fee on the grounds that he has not accepted or does not need to accept the relevant property services. If the owner fails to pay the property fee within the time limit in violation of the agreement, the property service provider may urge him to pay it within a reasonable period of time; If the payment is not made within a reasonable period, the property service provider may bring a lawsuit or apply for arbitration. The property service provider shall not stop power supply, water supply, heat supply and gas supply to demand payment of property fees.
