Legal analysis: the contract shall prevail. The realty service enterprise and the owner form a realty service contract relationship, and the rights and obligations of both parties are bound by the realty service contract. Then whether there is a service agreement for collecting express delivery in the property service contract becomes the key. If there is no agreement in the contract that the property company provides express delivery service for the owner, the property company has no legal or agreed obligation to collect express delivery on behalf of the owner, and the owner cannot blame the property company for refusing to collect it. If the service scope agreed in the contract includes collecting express delivery, then the property company should collect express delivery for the owner.
