I. Apartment

Apartment owners have their own independent living space, but they need to share the public space and facilities of the apartment with other residents, such as corridors, building green spaces, swimming pools, entertainment equipment and so on. Apartments usually have property management companies to manage public spaces and facilities. Of course, while enjoying the service, the owners also need to pay management fees.

Because of China's large population, apartments have become the main residential type in China, but in Canada, only big cities like Vancouver, Toronto and Montreal are more common. From the perspective of investment, apartments have the lowest appreciation potential among all housing types, and of course their prices are generally the cheapest. However, many domestic investors don't understand this, and feel that they should have a house first, and the rest will be discussed later.

The above-ground part of a detached house is usually a house with one, two or three floors, and detached houses with more than four floors are rare. In Canada, they usually consist of a series of small houses with similar units and connected side by side, and the number of bedrooms is often less than three. Although townhouses are single-family, they need to share walls with neighbors on both sides. The house is thin and tall, usually two or even three floors.

The townhouse has independent front and back yards, so it enjoys more space than the apartment, but it is not as good as the single-family house because it has to use some facilities with its neighbors. In terms of investment value and house price, townhouses are just between detached houses and apartments.

Four, multi-unit room (Multifamily)

Multi-family residence is an important residential form in North America, which mainly refers to the connection of multiple houses under the same roof. Among all types of multi-unit housing, double-unit housing is the most common form. Double flat refers to two houses connected together, which can be in the form of one left and one right, one tandem, and occasionally one up and down. The left and right forms of two-family houses are ideal for residents, and each family will have a front yard and a backyard; The front and back flat houses, one with front yard and the other with back yard; The two-bedroom apartment in the upper and lower forms is the worst, and the two families need to enjoy the front yard and backyard.

Multi-unit housing is usually located in the area where low-income people are located, and tenants are the main occupants. Therefore, owners who own multiple houses often buy houses for investment purposes, but they live in other places or even other cities. In fact, from the perspective of investment, multi-family housing may not be a better investment choice.

First of all, the management and maintenance of the house is a troublesome thing. It may be hard to do it yourself, and it will cost a lot of money to hire people (the labor cost in Canada is relatively high).

Second, the appreciation space of houses is usually limited because they are located in low-income neighborhoods.

Third, collecting rent is a hassle. Canadian laws protect low-income people and vulnerable groups. If tenants can't pay the rent, it's very troublesome to let them move out.
