Development of property management

The word "property" was translated from English property or estate, and was introduced into coastal areas and inland areas from Hong Kong, meaning property, assets, real estate, real estate, industry and so on. Since the word was introduced into China in 1980s, it has now formed a complete concept, that is, property refers to all kinds of houses and their supporting equipment, facilities and venues that have been built and put into use. From the origin of foreign property management, modern property management originated in Britain in the 1960s. The management methods of these professional companies are the early forms of property management in China.

Due to the late start of China's property management industry and the low degree of marketization, there are many problems in the development of the industry. For a long time in the initial stage of the industry, the service level of property management enterprises is mixed, the management price is inconsistent with the quality, violations of regulations and infringements occur from time to time, and the complaint rate remains high.

After more than 30 years' development, the property management industry in China is trying to get rid of the disorderly market development and the lack of supporting laws and regulatory documents to assist the development of the industry. Many regions have successively issued corresponding laws and regulations to help the industry develop healthily. On the road of further standardized market development, excellent property service enterprises will seize the opportunity to become bigger and stronger.

At present, there are nearly 70,000 property management enterprises in China, and the scale of residential property management has reached more than 654.38+0.2 billion square meters. The income from property management services in major first-tier cities accounts for more than 2.5% of local GDP.

Some services are subcontracted by property service enterprises. On the one hand, it can reduce the management and operation costs of enterprises, make full use of social resources and improve the operation efficiency of enterprises. On the one hand, professional security, cleaning, greening and equipment maintenance management service agencies have relatively single business and outstanding professional advantages, which is conducive to improving service quality and improving owner satisfaction.

In fact, there are some problems in business subcontracting, such as delayed service delivery time and difficult coordination and management. This requires property service enterprises to refine the relevant terms when signing contracts, strengthen the management of daily work, monitor and coordinate with outsourcing companies, strictly control service quality, and truly make professional division of labor a thrust to improve service quality.

The perfection of industry norms and standards provides good external conditions for the development of service quality of property service enterprises, and the specialized division of labor within the industry is conducive to improving work efficiency and controlling service quality.

At the same time, property service enterprises continue to improve and innovate, consolidate their professional leading ability and provide high-tech management services. China's property service enterprises are about to usher in a rapid development era of benign competition.

In the early 1980s, with the implementation of China's national policy of reform and opening up, property management, a product of market economy, was introduced from Hong Kong. Shenzhen is recognized as the birthplace of property management in China. In the process of property management in China, numerous firsts have been created. Shenzhen owners are the pioneers and promoters of property management in China. Today, Shenzhen's property management is still at a high level in China, and its management concept and practical experience are still worth emulating and popularizing. The landmark events are:

1981March 10, Shenzhen Property Management Company, the first professional company in Shenzhen to manage foreign-related commercial housing, was formally established and began to implement unified property management for foreign-related commercial housing in Shenzhen Special Economic Zone, which is the first step of domestic property management in China and marks the birth of this new industry.

The Twelfth Five-Year Development Plan of Real Estate Industry points out that during the Twelfth Five-Year Plan period, we will continue to increase the effective supply of housing, curb speculative demand for investment, actively develop the secondary housing market and rental market, and continue to strengthen the monitoring of the real estate market. With the increasing competition in the property management industry, property management enterprises need to grasp the ever-changing market changes more and more. Excellent domestic property management production enterprises pay more and more attention to the research on the industry market, especially the in-depth study on the development environment of enterprises and the changes of customer demand trends. Because of this, a large number of excellent domestic property management brands have risen rapidly and gradually become the leaders in the property management industry!

The scale of China's housing market will grow steadily under the promotion of the affordable housing system. With the gradual recovery of the property market, the demand for residential property will remain relatively stable, and the growth momentum of commercial property will be more obvious. In the next three years, the overall property management area will grow slowly, with an average annual growth rate of about 6.2%. It is estimated that it will reach 20 billion square meters in 20 14, and its operating income will reach 780 billion. High-end property services include the operation management and maintenance of buildings, equipment and facilities, public order management, environmental management and environmental protection within the jurisdiction, and the satisfaction of property customers' self-esteem and service enjoyment. These services constitute the core advantages of product provision.

With the improvement of the specialization of the property management industry and the rising demand for high-end properties in China, the scale of the high-end property market in China will maintain rapid growth in the next three years.
