Chapter VI of the Measures for the Administration of Chongqing Property Special Maintenance Funds

Article 52 Before the implementation of these Measures, the special maintenance funds and bank deposit interest collected by the development and construction unit or the property service enterprise shall be handed over to the real estate administrative department of the county (autonomous county) where the property is located within three months from the date of implementation of these Measures.

Article 53 Before the implementation of these Measures, if the first special maintenance fund of the property is not deposited, the relevant owners shall deposit it in the bank account published by the real estate administrative department of the county (autonomous county) where the property is located within three months from the date of implementation of these Measures. If it is overdue, the relevant owners shall be responsible for the maintenance, renewal and transformation of the house and its parts and facilities.

Article 54 If it is really necessary to adjust the deposit standard of the first-phase property special maintenance fund, the municipal real estate administrative department shall, jointly with the municipal price administrative department and the municipal urban and rural construction administrative department, make timely adjustments and announce the implementation to the public after approval by the Municipal People's Government.

Fifty-fifth the management and use of special maintenance funds for rural resettlement houses in this Municipality shall be implemented with reference to these measures.

Article 56 The * * * part of the property as mentioned in these Measures refers to the part of the property management area that belongs to all owners or some owners according to the laws and regulations and the house sales contract, and generally includes: the foundation, load-bearing walls, columns, beams, floors, roofs, outdoor walls, hallways, stairwells and corridors of the property.

The measures referred to in * * * own facilities and equipment refers to the ancillary facilities and equipment owned by all owners or some owners in the property management area according to laws, regulations and housing sales contracts, generally including elevators, antennas, lighting, fire-fighting facilities, lightning protection facilities, green spaces, roads, street lamps, ditches, pools, wells, pipelines, public cultural and sports facilities and * * * own facilities and equipment.

Article 57 These Measures shall come into force as of March 65438, 20 1 year.
