The bigger the green area, the better? The insider tells you the truth!

When we look at the house, we find that developers like to publicize the living environment of the community. They often say that their buildings have a high greening rate, a large greening area and a very comfortable living environment. Therefore, this has misled many property buyers into thinking that the bigger the green area of the community, the better the house. So, is this really the case? First, let's distinguish two different concepts:

First, the greening rate = the green area within the planned construction land/the planned construction land area.

Greening rate is the most common statement about residential landscape in the process of buying a house. For the genuine green rate, it is almost a fog, which makes people almost forget that there is still a green rate.

Greening rate is a relatively broad term, including all plants, water landscape, land area occupied by parks, and even the shadow of plants. But there is no legal basis, in the final analysis, it is only used for developers' propaganda, which belongs to a digital game played by developers to save costs.

Two, green rate = specific green area/planned land area in the community.

Green rate is a formal and strict standard word for landscaping, but it is rarely used by developers. Except for the large-scale greening in formal planning, different from the greening rate, not all places with grass can be regarded as greening rate, such as underground garages, septic tanks, land outside buildings 1.5 meters, land outside roadsides 1.5 meters, and land with topsoil depth less than 3 meters.

Because the surface soil of these facilities generally does not reach the depth of 3 meters, the survival rate of planting trees on them is low, so the calculation of green space rate can not be included in the green space area.

3. Which is the greater greening rate or greening rate?

Generally speaking, the greening rate is less than the greening rate. After all, potted plants and roof greening are not included. This is also the reason why developers are more inclined to take the greening rate as a universal promotion concept.

However, in the actual process of buying a house, the greening rate is only a reference, and the greening rate is a formal KPI to measure the greening situation. Because the higher the green rate, the better the park environment and the better the residential experience.

4. What is the appropriate greening rate?

As the standard of residential area design, the green rate of new residential areas shall not be less than 30%, and the green rate of old areas shall not be less than 25%. If it exceeds 50%, it can be called a garden. Only when it reaches about 40% can the living comfort be guaranteed.

5. Is the green area of the community as big as possible?

First of all, green space is all kinds of trees and vegetation, and it costs money to maintain these plants. Excessive cost or maintenance beyond the scope of demand may reduce your living experience. Moreover, these maintenance costs are likely to increase your property costs.

Secondly, residential green space as a whole project. One-sided pursuit of too much green area is likely to occupy the width of the road. In fact, the spacious roads and good passability in the community can make life more efficient and convenient.

Moreover, the land in residential areas generally consists of three parts: construction land, green land and road square land. Too much green area will not only occupy the space of the road square. With the expansion of our demand for leisure sports, the actual utility of these activity spaces is more affordable than too many green spaces.

Therefore, the green area cannot be blindly large, and the green area stipulated by the state is not less than 30%. But to pursue the three-dimensional sense of landscape green space in the community, so as to live more comfortably.
