It is legal to pay property fees in advance, but it is illegal to pay property fees in advance without the consent of the owners and users. Generally speaking, property fees should be paid monthly. The property company can entrust the bank to collect the property fee, and the bank will automatically deduct the property fee for the current month. If the property management fee is not paid on time, the owner still refuses to pay it after the property management company has fulfilled the dunning procedure, and can sue.

Legal basis: Article 7 of the Regulations on Property Management.

Owners shall perform the following obligations in property management activities:

(a) in accordance with the relevant provisions of the state to pay special maintenance funds;

(2) Pay the property service fee on time;

(3) Other obligations stipulated by laws and regulations.

Article 65

In violation of the property service contract, the owners fail to pay the property service fee within the time limit, and the owners' committee shall urge them to pay it within a time limit; If it fails to pay within the time limit, the realty service enterprise may bring a lawsuit to the people's court.
