Property fees are divided into four levels, and the composition of property service cost or property service expenditure generally includes the following parts:

1, salary of management service personnel, social insurance and welfare expenses drawn according to regulations, etc. ;

2, the daily operation and maintenance costs of * * * parts of the property and * * * facilities and equipment;

3, property management area cleaning costs;

4, the property management area greening maintenance costs;

5, property management regional order maintenance costs;

6. Office expenses;

7. Depreciation of fixed assets of property management enterprises;

8. Part of the property, facilities, equipment and public liability insurance fees;

9. Other expenses agreed by the owner.

Property fee is the fee charged by property owners and users who entrust the property management unit to carry out daily maintenance, repair and transformation services for houses, buildings and equipment, public facilities, greening, transportation, public security, environment and other facilities related to residents' lives in residential areas.

The cost of overhaul, medium repair, renewal and transformation of the parts and facilities used by the property shall be paid by special maintenance funds and shall not be included in the expenditure or cost of property services.

Article 937 of the Civil Code of People's Republic of China (PRC) refers to the property service fee paid by the property service personnel to the owners for the maintenance of buildings and their ancillary facilities, environmental sanitation and the management and maintenance of related order in the property service area according to the property service contract.

Article 943 A realty service provider shall regularly disclose the owner's service items, responsible personnel, quality requirements, charging items, charging standards, performance, use of maintenance funds, and part of the operation and income in a reasonable way, and report to the owners' meeting and the owners' committee.

Article 282 The income obtained by the construction unit, the realty service enterprise or other managers from the * * * part of the owner, after deducting reasonable expenses, shall be owned by the owner.
