What is public property service?

Property services include the following specific contents:

1, main building management. Keep the house in good condition, and ensure the management and service of the use function of the house. Master the basic situation of houses, as well as the repair and management of houses in terms of quantity, architectural form, property right, integrity and use, as well as the application and approval of house decoration and the management of decoration design, materials and safety;

2. Management of housing equipment and facilities. Management, keep the house and all kinds of ancillary equipment and facilities in good condition and normal use. Master the basic situation of all kinds of equipment and facilities, and manage the daily operation, maintenance, repair and update of all kinds of equipment and facilities;

3. Environmental sanitation management. Daily cleaning of property environment inside and outside the building, garbage removal, etc.

4. Greening management. Construction and maintenance of garden green space, beautification of the overall environment of the property, etc.

5. Public security management. Safety, security and vigilance inside and outside the building, prevent and deal with all kinds of emergencies, eliminate all kinds of interference and keep the property area quiet.

Legal basis: Article 282 of the Civil Code of People's Republic of China (PRC).

The income generated by the construction unit, the realty service enterprise or other managers from the owner shall be owned by the owner after deducting the reasonable cost.

Article 285

Entrusted by the owners, the realty service enterprise or other managers shall, in accordance with the provisions of the realty service contract in Part III of this Law, manage the buildings and their ancillary facilities within the building division, accept the supervision of the owners, and promptly answer the owners' inquiries about realty service.

Property service enterprises or other managers shall implement emergency measures and other management measures implemented by the government according to law, and actively cooperate with relevant work.
