According to the fourth paragraph of Article 278 of the Civil Code, the change of the property management company only needs the unanimous decision of the owners, and does not need the resolution of the owners' meeting. Article 284 stipulates that the owner may manage the building and ancillary facilities by himself, or entrust the property management company to serve the enterprise or other managers for management. The owner has the right to replace the realty service enterprise or other managers selected by the construction unit according to law. Article 940th stipulates that if the realty service contract concluded by the construction unit and the realty service provider according to law comes into effect before the expiration of the service period stipulated in the prophase realty service contract, the prophase realty service contract shall be terminated. Article 949 stipulates that if the realty service contract is terminated, the original realty service provider shall withdraw from the realty service area within the agreed period or within a reasonable period.

Article 947 of the Civil Law of People's Republic of China (PRC) shall renew the realty service contract before the expiration of the realty service term. If the owner decides to renew the contract according to law, he shall renew the realty service contract with the original realty service provider before the expiration of the contract term. If the realty service provider does not agree to renew the employment before the expiration of the realty service period, it shall notify the owner or the owners' committee in writing 90 days before the expiration of the contract period, unless the notice period is otherwise stipulated in the contract.
