Does the balcony property have the right to interfere?

It depends on the decoration when the balcony is closed over there. Under normal circumstances, the property will not interfere with the closure of the owner's balcony. However, there will be corresponding specifications. That is, if the balcony is not closed according to the unified standard of property, some protective fences and other measures are needed. It doesn't mean that owners can do whatever they want. The main consideration is safety, property unification, and there will be safety assessment.

1. If the balcony belongs to the exclusive part of the owner's house, it does not belong to all owners. The property has no right to prevent the owner from closing the balcony without endangering the building safety and damaging the legitimate rights and interests of the owner.

2. If the balcony closed by the owner belongs to all the owners, the owner has no right to close the balcony without authorization, which is a violation of the property contract.

3. If it is stipulated in the property management service contract signed by the owner and the real estate company that the owner must abide by the regulations of the community and the decoration management regulations when decorating, the owner is required not to close the balcony or platform without authorization, not to build any structures on the balcony or platform, not to change its appearance color, not to set up anti-theft nets, fences and closed balconies without authorization, and the property has the right to stop it.

Seventh owners in the property management activities, fulfill the following obligations:

(a) abide by the management regulations and the rules of procedure of the owners' congress;

(two) abide by the rules and regulations of the use of * * * parts and facilities, the maintenance of public order and environmental sanitation in the property management area;

(three) to implement the decisions of the owners' congress and the decisions of the owners' committee authorized by the owners' congress;

(four) in accordance with the relevant provisions of the state to pay special maintenance funds;

(five) to pay the property service fee on time;

(six) other obligations stipulated by laws and regulations.

Article 34 The owners' committee shall sign a written realty service contract with the realty service enterprise selected by the owners' congress.

Property service contracts shall stipulate property management matters, service quality, service fees, rights and obligations of both parties, management and use of special maintenance funds, property management premises, contract term, liability for breach of contract, etc.
