Sue as much as you owe property fees.

In fact, there is no clear stipulation on the amount of arrears of property fees that can be sued. This mainly depends on the specific property company. For example, the property fee in March should be paid before the end of March. If not, the property company has fulfilled the dunning procedure, that is, notifying the owner to pay the property fee. If the owner still does not pay the property fee, he can sue.

2. According to relevant regulations, if the property knows or should know that the property fee is overdue within two years, it can bring a lawsuit at any time. In practice, the owner will not immediately file a lawsuit against the owner because of the arrears of property fees. Generally speaking, litigation will be considered after the following steps:

(1) If the owner defaults on the property fee, the property will generally be urged in time after it is discovered;

(2) If the owner fails to pay again within a reasonable time, the property may notify the owners' committee to assist in collection;

(3) If the owner still fails to pay within a reasonable time, the property will consider charging the property fee and claim compensation through litigation.

To sum up, the amount of property fees in arrears has little to do with whether they will be prosecuted. However, if the owner refuses to pay the overdue property fee after being urged by the property company, the property company will collect the property fee and compensation through litigation. In the case that the property management company can provide normal services and does not infringe upon the legitimate rights and interests of the owners, the owners shall pay the property fees in accordance with the regulations.
