Changing the property company requires more than two-thirds of the owners' consent. Provisions are as follows:

1, which shall be approved by more than half of the owners who participate in the voting. If the owner has the right to terminate the contract and decide to dismiss, he shall notify the property service provider in writing 60 days in advance, unless the notice period is otherwise stipulated in the contract. If the termination of the contract causes losses to the property service provider, the owner shall compensate for the losses, except for reasons not attributable to the owner;

2. To change the property management company, it is necessary to hold a general meeting of owners to vote on property management matters, and the industry committee is responsible for property management bidding matters, formulate management requirements and cost standards, and conduct bidding:

(1) Contact the property company or the Housing Authority for public property bidding, and the owners will jointly set up a bid evaluation team, which can invite property experts for reference, invite the leaders of the Housing Authority to participate in the bid evaluation, and select the winning property company;

(2) The industry committee shall make a tender report to the owners' meeting, and state the bid evaluation process and final result. The owners' meeting will vote on the results of the industry Committee, and the industry Committee will sign a property management agreement with the property company.

Owners in the same property management area shall, under the guidance of the real estate administrative department of the district or county people's government where the property is located or the subdistrict office or the township people's government, set up the owners' meeting and elect the owners' committee. However, if there is only one owner, or if the number of owners is small and all owners agree unanimously, it is decided not to set up the owners' meeting, and the owners will jointly perform the duties of the owners' meeting and the owners' committee.
