In order to standardize the property management of demolition and resettlement communities, improve the property service level, and create a good living environment, according to the relevant provisions of the Notice of Shaoxing Housing and Urban-Rural Development Bureau of Shaoxing Municipal Development and Reform Commission on Adjusting the Pre-property Service Charge Standard of Newly-built Ordinary Residential Communities in Urban Areas, and with the consent of the director (office) meeting of the District Management Committee, the subsidy standard and collection method of property service fee for multi-storey and high-rise (small high-rise) resettlement communities in the Development Zone are as follows.
Property service fee subsidy standard
The property service fee for multi-storey and high-rise (small high-rise) resettlement houses in the region is temporarily determined according to the three-level standard, including 0.4 yuan /m2/ month for multi-storey resettlement houses, 0.2 yuan /m2/ month for district management committee in the form of assessment, 0. 1 yuan /m2/ month for town government, and 0. 1 yuan /m2/ month for property service companies. The property service fee for high-rise (small high-rise) resettlement houses is 1. 10 yuan /m2/ month (including public energy consumption, annual inspection fee for equipment maintenance and other expenses that should be borne by the property service company). The District Management Committee subsidizes 0.7 yuan /m2/ month in the form of assessment, the town government subsidizes 0.3 yuan /m2/ month, and the property management company charges the owner 0.65438 yuan.
The above-mentioned standard attic will be charged by half (subsidy), and the charging standard of property services for commercial housing and business premises in resettlement areas will be agreed by the property service enterprises themselves with the owners according to relevant regulations, and the districts and towns will not be subsidized.
Other matters:
(1) When the resettlement households move in, the property service company can charge the owner a decoration deposit of 1 000 yuan and a decoration garbage cleaning fee (if the construction area is above 1 000 square meters, 350 yuan will be charged for each set; If the construction area is below 100 square meter (inclusive), 250 yuan will be charged for each set). The above charging standards and return methods shall be specified by the property service company in the occupancy notice, and a written agreement shall be signed with the owner. The owner does not charge any fees for transportation or decoration.
(2) The property service company can charge the resettlement households a one-year property service fee when handing over the house, and the standard is 0. 1 yuan/square meter/month.
(3) The property service fee subsidized by the District Management Committee is allocated to the town in June and July every year, which is deducted during the semi-annual and annual assessment.
