What are the obligations of the property management company and the responsibilities of the owners?

Taking the Measures for Property Management of Residential Quarters in Beijing as an example, Article 13 stipulates that the obligations of property management enterprises are: (1) to fully perform the property management contract, maintain and repair the houses, facilities and public parts entrusted by the property owners, and undertake the security, fire protection, greening maintenance, cleaning and cleaning of residential quarters and residential quarters, and provide necessary convenient services for the daily life of property owners and users; (two) accept the supervision of the property management committee and residents; (three) major management measures submitted to the property management committee for deliberation and decision; (four) accept the guidance and supervision of the housing and land management organs, other administrative organs and local street offices; (five) found in violation of laws, regulations and rules, to report to the relevant administrative organs in a timely manner.
