What is property management?

1, property management, refers to the owner through hiring a property service enterprise, the owner and the property service enterprise in accordance with the provisions of the property service contract, the house and supporting facilities and related sites for maintenance, conservation, management, maintenance of environmental sanitation and related order in the property management area.

2. Property management includes special business of property management, community service and other contents stipulated in the property management contract. Specific management matters are as follows:

(five) collecting and remitting the rent, water, electricity, gas, communication, cable TV and other expenses, and handling the formalities of house decoration and water, electricity and gas capacity increase.

3, the role of property management services

(1) Let the owners live comfortably in the community, and the property will regularly maintain and clean the greening and public health of the community. Don't worry about stepping on banana peel on the stairs, and when you go out, you will see garbage piled up everywhere. Property can make the community clean and tidy, and the greening looks beautiful. Flowers in spring, trees in summer, maple in autumn and snow in winter;

(2) Let the owners live in the community with peace of mind. The property conducts routine inquiry and registration for outsiders in the community, and directs vehicles to enter and leave the parking lot, so that owners don't have to worry about seeing outsiders in the community visiting the park, and they have to watch the vehicles entering and leaving dozens of times;

(3) Let the owners live in the community with peace of mind. The daily maintenance of the public facilities in the community by the property can make the street lamps in the community shine like the sun at night, and the main roads in each community are unimpeded, and some people clean them when there is traffic jam. Don't worry about sewage everywhere on the ground;

Article 39 A realty service enterprise may entrust the special service business within the realty management area to a professional service enterprise, but may not entrust all the realty management within the area to others.

Article 43 A realty service enterprise may, upon the entrustment of the owners, provide services beyond those stipulated in the realty service contract, and the service remuneration shall be agreed upon by both parties.

Forty-fourth property management area, water supply, power supply, gas supply, heating, communications, cable television and other units should charge the relevant fees to the end users. Where a realty service enterprise accepts the entrustment to collect the fees mentioned in the preceding paragraph, it shall not charge the owners the same amount.
