How to formulate the charging standard of property elevator fee?

At present, most of the houses belong to elevator rooms. Since it is an elevator room, residents in the community must pay a certain elevator fee to ensure the normal operation of the elevator. Elevator fees, like other property fees, are generally charged by property companies on a monthly basis.

There is no uniform standard for the collection of elevator fees, and the property classification and charging standards formulated by different places are not the same. The common calculation method of elevator fee is: 1, which is charged according to the number of families; 2. Charge according to the construction area; 3, according to the floor to implement ladder pricing charges.

Among them, it is relatively fair and reasonable to charge elevator fees by floor. The higher the floor, the higher the daily power consumption. If a one-size-fits-all charging method is adopted, low-level residents will inevitably feel cheated. Using ladder charges can make it easier for everyone to accept. However, due to the huge amount of calculation, ladder charging has not been widely used in most communities.

In the charging function of the micro-community property management system, a user-defined formula function is prepared for the property, which can meet the calculation requirements of elevator fees, automatically settle elevator fees on a monthly basis, and automatically add them to the property fee bill details and send them to residents. Let's take an example to understand how to realize elevator cost ladder pricing through micro-community.

Case:

There are 33 floors (including 2 underground garages) 16 elevator rooms in a residential area, and each building is equipped with 3 elevators. Previously, the elevator fee was charged per household per month 15 yuan. In this regard, residents below the 4 th floor of the community expressed great dissatisfaction. After consultation with the industry Committee, the ladder pricing method will be implemented through the micro-community, and the new charging standards are as follows:

Residents on floors 2-4 will be charged a fixed elevator fee in 4 yuan every month. Households on floors 5 -33 will increase 1 yuan for each additional floor on the basis of April, and the expenses will be capped at 30 yuan.

The specific operation is as follows:

1. Open the micro-community management center and click Charge Management-Charge Settings in the left menu bar to enter the charge settings page.

2. Select User-defined Formula-Add to start setting user-defined formulas.

3. Low-rise elevators and high-rise elevators should implement different charging standards. Option 5- Charge according to the second step of building floor (capping).

4. Set variables according to the formula, which is as follows:

If the number of floors in a building is

Then amount = value 2.

If the number of floors in a building is greater than or equal to the value of 1

Then the amount = numerical value 2+ (building number-numerical value 1)* numerical value 3.

If the amount is >; If the value is greater than 4, the quantity = 5.

Variable settings: value 1=4, value 2=4, value 3= 1, value 4=30, value 5=30.

Users can fill in variables according to specific needs.

5. Return to the charging item, and click Add Charging Item.

6. Fill in the basic information, fee name, category selection period and charging accuracy selection points. Then click Save and go back.

7. click? In the red box below. +? Enter the interface of adding charging standard.

8. In the amount calculation method, select the user-defined formula, select the elevator charging formula just set, and save it.

9. Back to the data center, in the housing management, select the tenant who needs to implement the charging standard, and click the price adjustment charging standard. The system can automatically generate monthly bills for each household.
