Three. Rights and obligations of Party A

1. Party A shall be responsible for providing Party B with relevant legal and valid Grade I property management qualification certificates required for the daily operation of "XXXXXX Property Project".

2. Party A supports Party B's property management work in XXXXXX property project, and provides complete, legal and effective brand management documents and related materials;

3. Party A assists in setting up a special bank account for "XXXXXX Property Project" branch, and authorizes Party B to manage and use it in full.

4. If it is necessary to submit relevant documents and materials in the name of Party A and affix the official seal of Party A according to laws, regulations and policies or due to business management needs, Party A promises to provide timely support and cooperation.

5. Party A shall provide good assistance services for Party B's reasonable requirements such as project filing, annual inspection and project coordination within seven working days. (Party B shall bear the labor and travel expenses incurred during this period)

6. During the validity period of the agreement, Party A will not interfere in the' daily business activities' of the "XXXXXX property project", but Party A has the right to know the business situation and personnel adjustment, and has the right to make suggestions. If Party B damages the interests of Party A in its operation and management, Party A has the right to stop and terminate this agreement in advance.

7. Party A has the right to inspect and supervise the property management site and management work at any time.

8. During the validity period of this agreement, Party A will not bear any joint and several liability while Party B is in charge of management. It shall be borne by Party B and Party B's guarantor.

Four. Rights and obligations of Party B

1. Party B is responsible for the overall operation and management of "XXXXXX Property Project". During the contract period, Party B shall operate independently, be responsible for its own profits and losses, bear its own risks, be jointly and severally liable for all creditor's rights and debts arising from the operation and management of "XXXXXX Property Project", and provide economic guarantee for it.

2. Party B shall abide by relevant national and local laws, regulations and policies, identify the project according to the requirements of Party A's CIS specification, equip the project leader, and do a good job in project filing.

3. Party B shall ensure that it abides by the law, operates in good faith, and employs workers legally in its business management activities, and guarantee the legitimate rights and interests of its internal employees and owners (tenants); Otherwise, all consequences arising therefrom shall be borne by Party B;

4. All property employees of "XXXXXX Property Project" recruited by Party B according to relevant national regulations shall sign labor contracts with Party B, be incorporated into Party B's labor and personnel management system, receive standardized property management service training, and take up their posts only after passing the examination. After the expiration of the agreement, if both parties do not renew the agreement, Party B must make proper arrangements, and if there are any adverse consequences, Party B shall bear them;

5. Party B shall abide by the national industrial and commercial, tax and other laws and regulations, cooperate with the annual inspection on time, file tax returns on time, and accept the supervision of Party A. 6. During the operation period, Party B shall serve the property projects it has taken over, and shall not cause any incident that will damage the image of Party A.. 7. 8. All contracts signed by Party B during the management period shall be valid only if one original is submitted to Party A, and the submitted contract shall be regarded as Party B's personal behavior, and Party A shall not bear any responsibility for performance.
