How does the appraisal company appraise the house?

The appraisal company evaluates the house:

1. Select an evaluation agency. The real estate price appraisal institution shall be selected by the expropriated person through consultation. If negotiation fails, the government organization shall determine the expropriated person by majority decision and random selection. Specific measures shall be formulated by provinces, autonomous regions and municipalities directly under the Central Government.

2. Sign the contract. The general house expropriation department, as the client, signed an appraisal entrustment contract with the appraisal institution.

3. Field investigation. Before the house expropriation evaluation, the expropriation department shall organize an investigation, provide the basic information of the expropriated house to the evaluation institution, including the identification and treatment results of unregistered buildings, and the evaluation institution shall evaluate according to the identification and treatment results provided by the house expropriation department.

4. Evaluation and pricing. The appraisers should choose one or more methods to evaluate the value of the expropriated house according to the appraisal object and the local real estate market.

5. Publicity and explanation of the results. Before making the evaluation report, the preliminary evaluation results shall be publicized, and the expropriated person may raise an objection, and the appraiser will explain it on the spot. If the preliminary evaluation result is wrong, the evaluation institution shall correct it, which will help protect the legitimate rights and interests of the expropriated person.

6. Make and deliver the evaluation report. After the revision of publicity, the assessment agency shall provide the overall assessment report and household assessment report of the expropriated house to the house expropriation department, and the house expropriation department shall forward the household assessment report to the expropriated person.
