Although property management has been recognized by everyone, many people are still accustomed to the welfare policy of housing management that has become history, and refuse to accept the principle of "whoever benefits pays" in property management and refuse to pay the management service fee, which is wrong. While enjoying the services provided by the property management company, the owners must fulfill the obligation to pay the service fee.

Property management companies have no right to "protect the world"

It is understood that some owners are not clear about the scope of management services of property management. In fact, property management companies are enterprises after all. It is impossible to have extensive power to manage the property outside the community, coordinate the relationship between owners and provide housing quality warranty. Many things, the property management company is in accordance with the principle of "commissioned, according to the contract, paid service" to implement, everything outside the contract, the owner enjoys autonomy, the property management company has no right to ask.

Owners and property management companies are not "servants"

Some owners compare property management companies with housekeepers, nannies and hourly workers. And think that the owners are in a dominant position, and it is easy to have conflicts with property management companies in words and deeds. In fact, the relationship between the owner and the property management company is an equal contractual relationship, and there is no distinction between primary and secondary. The property management company provides services for the owners according to the contract entrusted by the owners' committee. After the contract expires, if the owners are not satisfied with the services of the property management company, they can invite other companies through the owners' committee. If the services of the property management company are difficult to develop or unprofitable, they can also find another job.
