Can property management be handed over to a third party?

First of all, in property management, property companies can hire professional service companies to do specific projects. For example, hire a security company to provide security services, a cleaning company to carry out cleaning and garbage removal, and an elevator company to repair and maintain elevator equipment. The state also encourages professional companies to provide professional services.

However, according to Article 40 of the Property Management Regulations, a property service enterprise may entrust the special service business within the property management area to a professional service enterprise, but may not entrust all the property management within the area to others.

If the property company cannot provide overall services, it should explain to the industry Committee, which will arrange the bidding of the property company by itself. Property service agencies have no right to directly transfer the managed projects to third parties without authorization.

But under special circumstances, the third party can directly intervene.

1. When the original property management company is reorganized, the reorganized new property management company will inherit and execute the unfinished property management contract of the original property management company.

2. After the original property company is acquired or merged by a third party, the merged enterprise takes over the original property service project.
