Legal analysis: the division of responsibility for water leakage in old houses depends on the situation;

1. If the sewer pipe or manhole leaks during the delivery or waterproof warranty period, the developer shall be responsible for the warranty maintenance;

2. If it is caused by water leakage of condenser in summer, it should be handled by users themselves;

3. The special part leaks at the root of the water pipe upstairs or downstairs, and whoever uses it is responsible;

4. If the roof exhaust position leaks, the property management company is responsible for the maintenance.

Legal basis: Article 51 of the Regulations on Property Management, water supply, power supply, gas supply, heating, communication, cable television and other units are responsible for the maintenance and conservation of relevant pipelines, facilities and equipment within the property management area according to law. If the units specified in the preceding paragraph temporarily occupy or dig roads and sites due to maintenance, they shall promptly restore the original state.
