Does the property maintenance fund collect every year?

Legal analysis: the maintenance fund is collected once, not every year. The residential warranty period shall be calculated from the date when the development enterprise delivers the completed and accepted residential buildings, and the warranty period shall not be less than the period specified in Article 5 of these Provisions. Real estate development enterprises can extend the warranty period. If the state has other provisions on the warranty period of residential engineering quality, the warranty period shall be implemented in accordance with the state provisions.

Legal basis: Commercial housing is subject to the provisions of residential quality warranty and housing description system.

Fifth "residential quality guarantee" shall include the following contents:

1. Quality grade approved by the engineering quality supervision department

2. The foundation and main structure shall be guaranteed within a reasonable service life.

3. Warranty content and warranty period of all parts under normal use:

Waterproof roof for 3 years;

Leakage of wall, kitchen floor, basement and pipeline 1 year;

Wall and ceiling plastering layer falls off 1 year;

The ground sags and cracks, resulting in large-area sand production 1 year;

Cracking of doors and windows and hardware damage 1 year;

The pipeline is blocked for 2 months;

Heating and cooling systems and equipment 1 heating period or cooling period;

Sanitary ware 1 year;

Lighting and electrical switch for 6 months;

The warranty period of other parts shall be agreed by the real estate development enterprise and the user.

Article 6 The warranty period of a residence shall be counted from the date when the development enterprise delivers the completed and accepted residence, and the warranty period shall not be less than the period specified in Article 5 of these Provisions. Real estate development enterprises can extend the warranty period.

If the state has other provisions on the warranty period of residential engineering quality, the warranty period shall be implemented in accordance with the state provisions.

Seventh real estate development enterprises to deliver commercial housing to users, should have the delivery and acceptance procedures, and the user signed to recognize the normal operation of residential equipment and facilities. The user shall be responsible for the maintenance of the facilities and equipment added or modified by himself after acceptance.
