Jiangsu Provincial Price Bureau Charge Standard

Jiangsu Provincial Price Bureau has stipulated the charging standards of property service enterprises, requiring that the fees charged by property service enterprises to households must be open, reasonable and transparent, or they will be investigated for legal responsibility.

According to the regulations issued by Jiangsu Price Bureau, property service enterprises must abide by the following principles when collecting household fees: First, residents should pay property service fees reasonably according to the service contents and standards provided by property service enterprises. The realty service enterprise shall not charge or overcharge, and shall not add the contents without the consent of the residents in the charging items. Secondly, the fees charged by property service enterprises must be reasonable. Reasonable charging refers to reasonable consideration of factors such as service quality, service facilities and service scope provided by property service enterprises, and the charging standard shall conform to the market situation and shall not be higher than the charging standard set by the price department. Finally, the charging standards must be open and transparent. The realty service enterprise shall publicize the charging standards and charging items in prominent positions such as buildings, units and halls, provide formal invoices to residents, and accept the supervision and consultation of residents on the charges. If the fees charged by the realty service enterprise are unreasonable or there are irregularities such as arbitrary charges and overcharges, residents can complain to the Jiangsu Provincial Price Bureau. Jiangsu Provincial Price Bureau will impose penalties on property service enterprises that violate laws and regulations, requiring them to refund the fees overcharged by households.

If the realty service enterprise and the residents can't reach an agreement on the charging standard, how to solve it? If there is a dispute between the realty service enterprise and the household on the charging standard, it shall be settled through consultation first. If negotiation fails, both parties may apply for mediation to the neighborhood committee or subdistrict office where the realty service enterprise is located. If it still can't be solved, you can complain to the Jiangsu Provincial Price Bureau, apply to the price department for mediation or safeguard your rights and interests through legal channels.

Jiangsu Provincial Price Bureau has stipulated the charging standards for property service enterprises, aiming at protecting the legitimate rights and interests of residents and maintaining market order. Property service enterprises shall abide by the regulations, charge reasonably, be open and transparent, improve the service quality and ensure the satisfaction of residents. At the same time, residents should also know their rights and safeguard their legitimate rights and interests according to law.

Legal basis:

Article 35 of the Regulations of People's Republic of China (PRC) Municipality on Property Management shall provide corresponding services in accordance with the stipulations of the property service contract. The realty service enterprise fails to perform the realty service contract, causing personal and property safety damage to the owner, and shall bear corresponding legal responsibilities according to law.
