During my working career in the Channel Department, Wu Jingli gave us regular systematic training and professional code of conduct, which made me really grow from a college student to a professional and quickly adapted to the role change from a sales assistant to a real estate consultant.

It is because of such a group of colleagues that I can improve myself quickly in the sales department. So from the first time I participated in the opening as a professional consultant in the middle of this year 10 to the present sales, I have sold nearly 53 million.
Nearly 80 properties have been sold, and the company's sales task can be completed on time. At the same time, in the daily sales work, give full play to the advantages of being good at thinking, summarize many new sales skills and customer maintenance methods through observation, study and experience induction of colleagues, and modify and improve them through practice in the follow-up work. Facts have proved that knowledge and creativity are always endless.
But through my work, I still find that I still have many shortcomings that need to be solved in the coming year. First of all, in some business knowledge, such as bank loans, especially provident fund, I don't know much about some policies, regulations and specific details. If I encounter similar problems in interviews with clients, I have to call my bank friends often for help. I think that as a real estate consultant of a large enterprise like Jinke, we should not only be proficient in selling houses, but also know some surrounding knowledge in detail, so as to better serve customers, let customers feel that Jinke has advantages over other real estates in terms of corporate brand, community environment, property quality and employee quality, and strengthen customers' purchasing confidence. In response to this problem, I recently downloaded a large number of related articles on the Internet, hoping to enrich myself by self-study and consulting colleagues and bank friends.
Secondly, because the Oriental Wangxie Villa does not have much stock when it enters the sales position, it can be said that there is basically no experience in the sales of villa property. In my opinion, compared with high-rise residential buildings, the purchasing mentality and personal temperament of high-income groups such as villa customers are definitely different, so the sales methods of these two types of customers must also be changed accordingly. For example, in the face of customers with different cultural levels and different buying mentality, we should have relative negotiation skills and tone to receive them, so that they can buy happily and want to buy again in the future. I used to think that a good salesman must have his own personality, and a salesman without personality is just a waiter. But through practical work, I found that a truly successful salesperson should not only have the personality that can infect customers, but also have the ability to adapt to different consumer mentality at any time. At the same time, keep in mind that he is professional, polite and proactive, giving customers more than he imagined, and adhering to the professional ethics of putting the company's interests first. Therefore, in order to do a good job in the sales of the second phase of the Oriental Wangxie Royal Garden House, I urgently need to improve my self-cultivation, and I must make myself a real estate consultant suitable for the elegant atmosphere of Wangxie from my personal temperament and professional ability.
In addition, since I haven't officially entered the department for a long time, I haven't had a chance to fully understand some rules, regulations and processes of the company, and occasionally I make some low-level mistakes. Although I have made a lot of progress with the help of my supervisor and colleagues, there are still many places that are not clear enough. This aspect is also in urgent need of improvement in my work and life in the coming year. On the one hand, I will study more and ask more questions. On the other hand, I hope my leaders will spur me and my colleagues will give me some advice.
20 10 is not only a new year for me, but also a brand-new beginning. I have too many hopes and dreams for the coming year, life and work. Although the government has recently announced the new real estate policy frequently, from the tightening of second-hand loans to the change of the business tax exemption period of second-hand houses, to the deed tax and the down payment limit for developers to take land. On the surface, it seems possible to curb the rise in house prices, and many people have begun to predict that house prices will inevitably fall in the new year. However, through the contact with customers in sales work and the understanding of Wuxi urban residents' housing demand in junior high school, I think the Xicheng property market will remain firm in the new year.

I know that personal development is inseparable from the development of the company, and doing every job well is inseparable from love. Therefore, in this promising new year, I will fully serve the company, love my post, work hard, be strict with myself, study hard and keep learning, face customers with mission-like passion, face the cause with a serious and rigorous attitude, create feelings for customers and create profits for the company!
