Is there any responsibility for renting a property in groups?

Legal analysis: Group renting property is responsible. Group rent is not a strict legal concept because it is illegal. Generally speaking, it refers to the rental phenomenon that the owner or user of a house divides the house into several independent rooms by changing the building structure and layout, and then rents it out to many people in each independent room. If the owner of a specific housing unit needs to change the nature of the use of the property in the area where the use nature is allowed to change, it must comply with the regulations, report to the district or county housing administrative department for examination and approval with the consent of the owner, and go through the relevant formalities with other administrative departments according to law. Group rent belongs to leasing behavior and property use.

Legal basis: Article 34 of the Property Management Regulations, the owners' committee shall conclude a written property service contract with the property service enterprise selected by the owners' congress.

Property service contracts shall stipulate property management matters, service quality, service fees, rights and obligations of both parties, management and use of special maintenance funds, property management premises, contract term, liability for breach of contract, etc.
