What is the property responsibility system?

1. For the consultation/complaint (including telephone consultation/complaint) of the landlord/tenant, the receptionist should first inform the landlord/tenant of his work number and ask what can be done to help the other party. After listening to the content, he should repeat it and tell the customer that he has understood the problem and will investigate it.

2. Any employee who intercepts any consultation/complaint in any way at any time and place will immediately become the person in charge of the first inquiry.

3. The first responsible person shall deal with it decisively according to the management system and the provisions of relevant departments and the actual situation;

(1) can be handled in time, report to the superior after handling and make corresponding written records.

(2) If it can't be handled in time, immediately report to the immediate superior or the personnel on duty of relevant departments, seek solutions, and make corresponding and appropriate treatment according to the given guidelines. If the person in charge of the first inquiry thinks that the guidelines are vague, he can immediately report to his immediate superior and seek the final solution.

(3) Emergency shall be handled according to Emergency Handling Procedure.

4. The first person who asks the responsible person shall be liable for negligence under the following circumstances. The negligent person shall give a verbal and written warning according to the seriousness of the liquidation, and deduct the bonus of the month or dismiss accordingly;

(1) People who ignore, delay or shirk what they are responsible for or can handle immediately;

(two) did not report the complaint to the superior in time;

(3) There is evidence that the complainant is dissatisfied with the emotional or insincere handling of the complaint.

5. The first responsible person shall follow up the handling of the incident after reporting the complaint to the immediate superior and the report of the personnel on duty in relevant departments until the incident is handled. The personnel on duty directly under the superior or relevant departments do not handle the report in time, and if there is any fault, it shall be handled according to the general rules.
